You used the wrong terminology. EV charging isn't 'crucial'. It's downright unsustainable. The electrical grid will NEVER grow fast enough to support the amount of new EV's being produced... and it's not 'clean energy' that fuels these cars. A good percentage of the power comes from coal and diesel power plants. Why? Because it's reliable. There are almost no plans for new nuclear power plants, and the ones that currently exist are all in need of refitting.

So say 200+ acres in Western Maine with Power lines running through property ... and actually about 1 dozen wind turbines right next to this properly could be Extremely Lucrative.. I see the estimates of what can be made and its amazing to say the least.

Those are really great questions! Early termination can happen once a project is operating, although that is very uncommon. Once a developer has spent the capital to have the solar farm built, they are going to do everything they can to allow it to produced energy for as long as it is economically feasible. Solar leases in the option period can, and oftentimes do, terminate prior to constructing and building of the solar farm. The likelihood of a solar lease option being canceled early decreases based on how good the site location is. The better the site, the more likely the developer will make sure that the project goes into development. So anyone interested can check to see if their site is good or bad for solar, battery storage, wind, data centers, or other resources by going to LandGate (bit.ly/4bLmEo2) and selecting their property. @landgate_resources ty so much for the response. We were contacted by a company in a joint venture with jp Morgan as the financial backer. Said they are interested in 250 of our 500 acres as the "final piece to the project " something about transmission lines on our property. We have a meeting with Ercot tomorrow so trying to learn all I can in short time lol. Ty again.

Great question! Certain topography levels (typically above 5%) are not suitable for solar panels- it's too difficult to get the construction equipment to those areas. However, new technologies for renewable energy are constantly being created (such as the newer floating solar panels), so hopefully non-flat land will be useful for solar panels in the future! Hi @shelhenderson7008, it would mostly depend on the contract you set forth with whoever is the owner of the land and the contract with the developer. That question is probably very dependent on the situation though, like how exactly the land manager is involved. Typically the renewable developer would lease the land from the land owner. The land manager would most likely be paid on a salary. A realtor or broker however might be paid on a one-time commission basis for brokering the deal and handling the contracts. Thanks for your comment! There is not a specific term for selling a solar or wind farm cash flow payment. But many property owners who have entered in a solar or wind farm lease that are actively receiving rent payments, for the 25-50 years the solar or wind farm will be present on their land, can sell those payments at a discount in order to receive a lump sum payment upfront that will not be subject to inflation in the future. You also need to realize you lose the total use of your land. Most time the solar company will kill the ground under and around the sight. When they abandon the site you are left with useless dead ground.

Thank you for your comment. Solar companies will lease property to utilize for solar power generation facilities and those leases typically last 25-35 years. Property will be encumbered throughout that period which is why the landowner receives compensation throughout the lease period. Each developer is different on how they maintain the property underneath the solar panels with many of them offering "agrivoltaics" (discussed at 45:20 in the video) where livestock or farming takes place underneath the solar panels. It is always best that property owners and developers discuss what they want early on in lease negotiations so both parties have a positive outcome.

I'm entering into a 20 acre mini grid of the 119.18 acres I own. The company I am working with does not want a paid agent involved at all. I hired an attorney for any contract, but no paid real estate agent. There is no reason to have one. I make all decisions, there is no sale of property. And have a custom lease agreement from another large solar mini grid to use as a template.

I have information about this. Danielle says that she gets the impression that Flannery “has something up their sleeve”, and i think she’s correct. It IS a national security threat, but not in the way any of us would ever guess. My advice: in the coming years (perhaps even right now), look at the vicinity of other bases for similar changes (land purchases, sudden zoning changes, etc). Fantastic video though guys, this was just so informative. I wish I could use the Landgate site with those filters myself. I had to do all that manually parcel by parcel and manually use satellite images to identify the infrastructure on each one lol it took like three days.

I will drop one additional comment here with the some very interesting information that every news outlet has missed thus far; this story is unfolding within a context that may explain what we're seeing (and also explain how strange all of this is); I'm not sure I have the required knowledge necessary to understand the land use regulations, zoning legislation, etc to comprehend it all as well as you guys would, so perhaps with your experience you might be able to make more sense of it than I. When monetizing future cash flow, is the payment received considered ordinary income at the time received? It would be better if all of it could be reinvested, as would be the case with a 1031 exchange. However since the land, or wind rights, etc. are not being permanently sold, then what have you heard that can be done to put more of that money to work (vs. paying a large percentage to the government)?

As a real estate agent, I find that a discussion leading with carbon credits, really raises the eyebrows and captures the attention of many of my clients. I find that many of them are a little hesitant about moving forward because they feel like it’s almost too good to be true. I personally don’t dwell on carbon credits, but if I can capture their attention and show them that I have knowledge about their land that no other agent has, it really sets me apart and opens up opportunities to discuss listing their property. I find that they do not argue as much with me about the value when I come armed with the Landgate Property report. I research every property that I list through the Landgate software as a regular part of my business

Sometimes solar companies do just buy the land outright. Leasing is beneficial for the landowner who wants to retain ownership. Depending on the location only certain options will be available to solar developers. That's why LandGate is a marketplace for selling or leasing land, so depending on the owners discretion, they can opt to sell or lease. Most landowners choose to retain the land and earn the passive income.
