Found out pretty quick a few years ago in Kentucky that you need as big of a tract as you can afford just to have a buffer from any neighbors that hunt. Otherwise you’ll get harassed every day

Across the east end of the country the costs for leases are doing the same as rental housing, rapidly skyrocketing. Things are heading in a bad direction in the hunting world. The lease rates are going to get out of hand and people will hit their breaking point and quit. It’s going to cause hunting to fall off, license sales will drop, fewer hunters, and the deer population may might get way out of hand. I see lease rates far above what some tracts are worth in every state. Fair and reasonable has a really broad definition these days.

It is how much people are paying. Usually still less than buying 1 acre of the land. Guns, Camo, Trail Cams, Ammo, ATV's, Stands and more are not getting cheaper. Kind of hard to show up with a 50k to 70k truck with a trailer and a 15k or more ATV and hang $500 to $1k stands and then tell the owner they shouldn't have good money for the access to their expensively held land. Not required. It is required for tract location information and to visit. In addition to a copy of your Driver License and NDA/Privacy Agreement.

We've only had it 3 and does real well. It is all leased now including the house.

Here is some feedback that has been e-mailed to me so far. 1. Try to place the Camera at 45 degree angle to the main trail to increase the likelihood of full body pics. 2. If you have a very good camera or are taking pics in an open area please orient them facing North and South to make sure sun glare is reduced and you get more ambient light.
