For private label services, I suggest a few things you may want to do instead of wishing later than you had done them: 1) Charge a one-time formulation, design or discovery fee for the process it takes to bring this exclusive product to life. 2) Have an order minimum for each order that will ensure the cost of your labor and time is covered, and ensure you a profit. 3) Contract this arrangement for a specified term (Ex - 1 to 3 years), with a cancelation fee if your partner must break the contract.

I WOULD'VE GOT AN ATTORNEY. THEY WILL DO THINGS FRAUDULENT WHEN THEY KNOW THAT YOU NEED SOMETHING QUICK BECAUSE YOU'RE NOW TIRED OF THE BACK AND FOURTH. IF YOU HAVEN'T MOVED IN YET GET YOU AN ATTORNEY. SOMETIMES YOU WILL HAVE THAT LEGAL OFFER THROUGH YOUR JOB. IT'S NOT EASY BUT YOU STILL NEED THINGS DONE RIGHT WITH NO SCAMMING. THEY WASN'T SUPPOSE TO HAVE YOU TO GO THROUGH SHIT AGAIN. THAT FIRST OFFER WAS SUPPOSE TO BE YOUR ONLY OFFER ESPECIALLY AFTER PAPERS WERE SIGNED. YOU HAD THAT HOUSE AT THE RATE AND PRICE THAT IT WAS GOING FOR AT THE TIME. IF YOU WOULD'VE GOTTEN IT AT A LATER TIME AFTER NEW RATES CAME AROUND, THEN THE NEW RATE WOULD'VE BEEN THE NEXT PRICE. IT'S ALWAYS CHEAPER BEFORE CONSTRUCTION STARTS.

I'm from Houston and I'm building a new home. You have to stay on top of your builder and have your realtor walk your home weekly. All builders are the same. I pray that your home is safely built and that you have a great experience here.... Welcome to Houston!!!!

Thank you! Thankfully everything wrong from the inspection was corrected. And our realtor just walk through as much as he can and send his videos and updates. So thankfully, it’s been a pretty good experience so far. Who knew new builds were just as stressful as fixer upper homes. 😩

Pros:- 1. You are your own boss. 2. You work from home. 3. Great profit margins. 4. Good feedback. 5. More income. 6. Potentially making new friends. Neutral:- 1. You do better in the fall and winter. Cons:- 1. You’re gonna end up working 10-12 hours. 2. No separation between work and home life. 3. Bad feedback. 4. Cost of supplies. 5. Space to put your supplies. 6. Less time to do what you love. 7. Liability- business assets should be separate from personal assets. 8. Market is saturated!

What happens is .. electrician goes in after rough framing, knocks out all the blocking that’s in his way and doesn’t replace. The framer comes back and fixes when builder schedules him to return for “frame punch” and many of these issues are fixed then. I think private inspections should happen after frame punch.

Stuff happens. I went through a home build and during the framing the pitch of the bonus room over our garage was wrong (low and would have affected the size of our room. Thankfully caught it on time and they had to re-do it. Never easy building a home and especially from such a distance. Good luck!

Since Rona new construction quality has gone down alot. Esp with materials being used. Not every worker is a certified contractor. Alot of handyman help. I live in Florida and its the norm over here. I do govt mortgages for a living. Defend your money!

Thankfully it wasn’t anything TOO crazy and they repaired everything our inspects found wrong. It’s funny how AFTER we buy a new build is when I hear about all these things!

As a contractor in Minnesota (I don't build houses or have subs)...the quality of most builds is poor. Contractors use illegals at every turn and if you can reliably show up to the worksite you can have a job. They work hard but the skillset of the industry is really low and when workers feel taken advantage of it's hard for them to care. I just had concrete work done at my place. I could have used someone I know (and his friendly hardworking undocumented crew). Because I understood the complexity of my project I paid about 30% more for someone who has 25 years experience, works with his crew the entire time and shows up with all the equipment of a real professional. The linen closet: If it wasn't on your blue print then that is technically on you but yes they should have referenced the difference. Real cost of soft close on a cabinet door from my guy...less than $5 per door. On pullout drawers a cheap glide is maybe $10 and only pulls out 2/3 of the way (but no one uses them hopefully!), full extension, side mount- $20, soft close adds about $10 to that. Soft close undermount is the most expensive of all. A fridge would have cost the builder a lot more but the reality is they built what that contract calls for.

@@DuffyGabi true on all points. Linen closest wasn’t on the blueprint at all but they also didnt call it out to me that it would be removed if I didn’t go with the half bath in the halllway. (Rookie mistake for first time home buyer) And l the cost for slow close for kitchen and bathroom cabinets from the builder was at least 2-3K which we knew was wayyy over priced considering how affordable they are to install on your own. There were tons of upgrades we said no to because we knew we could do them cheaper as well. So many things to learn from as a first time home buyer. Thanks for watching and appreciate your feedback!

No, you should have negotiated blinds, stuck with the refrigerator, an extended patio, upgraded carpet pad, and/or pot lights throughout the home. It doesn't cost the builder much for most of these things, and in Texas, things are negotiable, just stand your ground.

@wynettehouston4916 we already did the extended patio, and upgraded the pads for carpet. We had to choose something offered within the Design Studio - don’t think they had blinds, but that definitely would’ve been a great ask.

Stuff happens, and even though it is disappointing that there were points to address on the inspectors' report, the good news is that you actually had an independent house inspection and you found the issues before the drywall went up and things were not able to be addressed. So silver lining is that you guys are finding and fixing the issue before it becomes a huge problem.
