Because ACE keep increasing price list after few sales every time to maximize the profit. Few units are available with builder does not always mean that the project is a flop project. I have personally met several Ace Divino's investors and they are very happy about the appreciation and quality they got in this project.

Legally speaking, Yeida will decide. Yeida may freehold the property, renew lease or get the property vacated and lease out to someone else. But practically it is not possible for any government to destroy entire Noida, Greater Noida and Yamuna Expressway. It may get freehold well before expiry of lease.
