I know this video is 11 months old but was wondering if the trends of resale house prices in LWR are still declining and what does the 2025 outlook look like? And are new construction prices going to start coming down as it seems as tho those houses have stabilized or still going slightly up?

@@thomassuchocki8923 we have seen an overall decline in prices for 2024. Smart sellers are starting to price their homes to reflect the market decline. Watch for price reductions as many haven’t come to terms with the price drops. I think 2025 will level out. But interest rates will still play a part in the future of the housing market. New construction: builders are offering more $ incentives. They won’t necessarily drop the prices but will give $$ and subsidize lowering interest rates

Not by much but they should be. Honestly with the economic uncertainty and inventory on the rise one would have to have their head examined to buy today Lower rates will bring in buyers but there is also a lot of pent up wannabe sellers who are waiting for lower rates to justify the tighter spread between their low mortgage rate and the market rate. Also a lot of shadow inventory in the Ranch where owners are having a hard time justifying the higher costs of ownership for a property that is vacant for a good part of the year. Rents are dropping which for many makes more sense even for people who can pay cash since the additional unavoidable costs of ownership outside of a mortgage has risen almost to the point of the cost of rent considering that the cash saved by not paying cash for a home can be invested for additional appreciation.

Thanks for the comment. Yes, Lakewood Ranch is still attractive. In 55+ communities in LWR home prices have remained stable. I just listed & sold a home in Del Webb. I sold it in 2 days, with multiple offers, and the buyer paid over the list price.

Thank you for this video, Sandy. You’re very knowledgeable. Question please: After full build out in a Del Webb community, who “runs the place”, so to speak? Is the governance turned back to the homeowners to elect an HOA Board made up of residents, who then have unilateral decision-making about costs, upgrades, or even changing the management company (eg moving away from Del Webb as manager)? If the answer is that Del Webb continues to manage, isn’t it a little like “the fox guarding the henhouse”; they’re no longer profiting from selling homes, so their fee becomes everything to them, and the homeowners are locked in to anything Del Webb wishes to charge?

Hi, Good Question! Here in Florida, once the builder is required to turn the development over to the owners. The homeowners then decide if they want to manage it themselves or hire a professional management company. Even if the HOA is professionally managed, a HOA board will be in place and comprised of homeowners. What I have normally seen is that the developer has subsidized the running of the development, and when handed over, there is usually a deficit that needs to be made up by the owners.

Thanks Sandy. We asked the same question at a Del Webb community about college aged kids. We were told if listed as permanent residents on the house since over the age of 19, there are no restrictions about time spent since it is their home, that they are not visitors but permanent residents. Did I understand this correctly?

Most Del Webb communities allow college age young adults over the age of 19 to be residents ( long term). However they cannot own or be on the deed. Ask for a copy of the regulations to be sure that is the case for that particular location.

I can say from experience that, without a extremely competent realtor like Sandy, building a new home would have been a nightmare. The are many considerations and decisions to be made during the design process and things to watch our for during the building process and specially at the time of closing. I’m glad I had her by my side.

Hi Lynn, Thank you! The Mystique replaced the popular Summerwood floor plan. Basically Pulte updated the floor plans and changed a few items based on what the feedback was from consumers. Some homes like the Mainstay didn't replace a certain floor plan. If you would like more information please let me know.

Great info!!! I worked for a new construction home builder for many years and there are so many benefits to building. Spec homes o(or homes built by the builder specifically to sell, usually semi-custom) are PERFECT for a buyer to get new construction without having to wait the entire time it would take to build from the ground up.
