It actually depends on the quality of your listing... New New construction or older home built in the 70's... Guests really like someone that can give them the info. on what is going on in town. Please please loose the music. it is totally messing up your video.

I’m an international real estate trainer and coach on long term rental properties, specializing in teaching fees. We talk about what you discovered as ‘Law of the Main Game’. In LTR owners are focussed on the management fee, and not much else. That means we add other fees and the owner will pay no problems. In STR you discovered guests focus on the nightly rate and don’t care much about the cleaning fee. Well done, good video (learnt lots for my Airbnb)

Weeeellllllll, Unless they want to lose money. The market is the ruler. It sits for reasons: It's priced too high There is too much competition in inventory The home is not move in ready and majority of buyers really want as close to move in ready as possible. The pictures in the listing makes the home look nicer than it is. Big turn off to buyers. Investors will buy only if they can make 25k-50k+ So, you want to sell? Move in ready, better than the rest. A little under the market value Or sell to a low balling investor. Otherwise, once the listing is on the mls it spiders out to 100's or 1000's sites all over the internet. So it is not because it can be marketed in some magical place.

Hotel... my room is cleaned every day, I have a private bathroom and my breakfast is ready for me every morning. Never understood the appeal of Airbnb... now that I leave in Prague' city centre with 3 Airbnbs in my building that make a mess oit of our lives I likenit even less.

I cant say for sure that no cleaning fee helps increase bookings. However, it does have some advantages. I removed all my cleaning fees about a year ago and since then I have had far less complaints. for example complaints about asking them to load the dishwasher before checkout, or when a guest finds a dust bunny under a couch, or a hair on a bed sheet, This stuff if going to happen, but when guest don't see they are paying for a cleaning fee they are less likely to complain. Another advantage to no cleaning if, is that if a guest cancels last minute ( even If they are within your no cancelation window) they always get their cleaning fee back. However, if you don't have a cleaning fee....😎😎 I did see an overall increase in revenue by 18% with no cleaning fee compared to the previous year. However, I cant say if its directly related.

problem is if you have 150 home like i do and your bookings can be 25K thats 250 for that booking. X 150 homes 37,500 if i only had one booking per month. now pretend i had 2 or 3 ouch! i do like the tool alot but wheel house is a flat fee per home per month.

You try living next door to them. Air BnB is a nuisance. The constant noise, the constant rotation of strangers, the smell of weed, not knowing if there’s a pedophile or if they’re casing your home to rob it. My neighbors are good and considerate people. You’re not living next to the Air BnB tenants, so you’re not hearing the noise from people who have no consideration for the neighbors, and I don’t like living next to a commercial property. I want to live in a quiet neighborhood. By the way, my house looks a hundred times better than the Air BnB. You should have Air BnB properties all around you, so you can realize that you don’t know what you’re talking about.

Good advice though. I tend to put in my pre book to say all guests must read and agree to all house rules and attach a picture of a state identification. If they don’t I will ask in a private message. So far doing that brings me the guests with good intentions.
