Did you notify the buyers that it was filled with mold? Just wondering because we specifically asked before we rented and you said there was no mold, but that was incorrect.

I lived in this unit in 2023 until I had to emergency move out in August due to building envelope issues. The walls were FILLED with mold! The ceiling of the living room had visible water damage and bubbling due to the deck above leaking. There's only so much "fixing" that can be done with a fresh coat of paint on the inside when the issue is caused by the building itself. Also the parking lot is absolutely horrendous, I once twisted my ankle in a massive pothole because they refused to do repairs. From the video it looks like they still haven't! I definitely would not recommend living anywhere in this complex.

Also I'm laughing at 1:49. The items on the metal shelf are a malfunctioning smoke alarm that kept beeping even with fresh batteries so I had to disconnect it, and the white dish is the cover for the ceiling light that nearly fell on my head because 2 of the 3 clips were broken. I put them there myself before moving out in August and it's kind of embarrassing that they were still there when this video was made in February. 🤣

The upside of older complexes are the size of the units 🙂 This one is nearly 800 sqft for a 1 bedroom. You can't find that in most new builds nowadays.

The strata is in the process of dealing with all of that. Makes for a good investment for someone in the future. Current owners are paying for all that work.

@@CameronManning you're not fooling anyone. my brother lived there and was on the council until the developer offer got shot down by the strata. people are trying to leave that complex and for good reason. not sure what they will solve when they cant even settle their outstanding invoices from previous repairs with various contractors. dont lie and trick innocent people into this death trap.

Something to consider: if you or your kids have health or breathing concerns - the air quality in New West is consistently high in pollutants, due to it's location. Areas like Vancouver, and parts of the suburbs which border the forest line will be better for your health.

Various factors, there is a 2009-2010 study by Metro Vancouver that looked at this issue. They now monitor the air quality at a base in Sapperton. For better air quality you generally want to live near the water or tree line. If you live inland there's a lot you can do, such as high quality air filters, and avoiding toxic cleaning products ie. dryer sheets, scented detergent, etc. Asthma mom here :-)

Market is sure showing signs of picking up. Month over month, we have seen sales start to increase and prices start to go back up

Prices do vary by area, but overall the Fraser Valley Real Estate board has noted a moderate increase in prices from February. See our market update video for more specifics!
