This is advice for worker bees. Enjoy your life and not live to pay the bank interest. I travelled so much and did cool things. Now I just work and get my cash flow up 25% per year. You need to work towards owing your own business and if not that become a successful trade or professional.

So true, anyone can pitch a 20%+ annual ROI but you gotta do your due diligence with the current market we're in now. Rates have gotten a bit better so we'll see. Great high level conversation guys, definitely earned a like and sub!

Absolutely! August's point is spot on. Think of real estate cycles like a journey through different phases, kind of like a trip around a clock, but not always in a straight line. Metropolitan Statistical Areas (MSAs) transition between these phases, sometimes moving in unexpected directions. This transition happens as current occupancy levels stray from and then gradually return to their typical averages. Picture this: someone proudly announces that their property is fully occupied. It's like a little signal telling us that maybe the rental rates are a bit on the low side, hinting at the expansionary phase of the real estate cycle. On the other hand, if vacancy rates start climbing, it's time to consider adjusting rental prices downwards to entice more tenants and surpass the long-term average occupancy level. This adjustment marks the deceleration phases of the real estate cycle, usually showing up in Phases III or IV.

I don’t understand why the Canadian folks would even bring up having to pay off a tenant 20-25k to do cash for keys if they are trying to defend the Canadian market lol. He is volunteering to air their dirty laundry while in a debate 🤦🏻‍♂️. The point is, the laws are structured to protect the tenants in Canada and this is not good for investors. Why do investors need to pay off tenants in the first place, just to get paid market value on their rental property.

There are 2 valuations in self storage. First there is the real estate value and second there is the self storage business. The $36,000 in U-Haul income would more than likely be valued as part of the business and would probably be valued at some multiple. It would not be included in the capitalization of the NOI.

thanks for putting out this content. I started investing in real estate in 2013 and exclusively in passive syndications in 2015. I am a physician in the service and I can say I am already financially free. My real estate investments generate about $5,000 per month.
