LL pls never forget the tenant has the upper hand even in Non payments of rent cases . Settling means not getting any arrears if you want your home back right away . It’s a broken system and until it’s fixed , LL loses money -sometimes a lot of money . I am in this boat .

An N12 is a legal notice. It called a no fault eviction. If a landlord gives a tenant an N12, the landlord now must follow the N12 to completion. We cannot give legal advice and only give general information. If you want legal advice you will have to call the landlord and tenant board.

If you read the N11, no where does it say that it comes with compensation. What you are referring to is a settlement agreement where the tenant is enticed to sign the N11 for exchange of compensation. This is often reffered to as "Cash for keys".

I am a tenant ( single mother 1 son) renting basement apartment for 6+ yrs. Landlord gave a random verbal 2months notice one day in passing, invited realtor and listed house for sale within under 2 week period as " single family home with possible family suite" . During house showing 5days of prospective buyers who did notvrespect the rules of showing Tenant expressed many concerns with landlord about, ghosting and non communication, safety concerns and vindictive behaviour from landlord cutting service, lack of fair notice, and after apartment hunting a realization of unaffordable rents presenting a detrimental situation in the near future. landlord acknoledged the tenat concerns respectfully and when house sold the tenant was served n11 with money offer and tenant should agree to pay utilities ( note: tenant never paid utilities throughout entire tenancy and unaware of the associated costs). The offer was presented by Paralegal and clear this is the offer with 2 options if unaccepted lanlord will move to eviction. Offer was not accepted due to feeling it being presented in a form of bad faith Tenant requested cash for key and was later presented n12 for reason of purchaser use, and date for ending tenancy after 60days. Any advise or tip or anything in my situation

I know several small landlords who are stuck paying for mortgage, property taxes, maintenance fees in condos while they can't evict a tenant. An acqaintance waited 8 months for the ltb hearing, sheriffs office says there is 3-4 months backlog to get the sheriff to come out and evict the temant, so it will be a full year that tenant lived for free due to this leftist government. It is not just rent not being paid and all the cashflow outlays for mortgage, prop tax and fees, it is also the future repair cost as many of these units will need serious repairs after these temamts who abuse the system leave. Everyone I talked to will not rent out again bcs of inability to collect rent and evict tenants.

I think individual landlords are probably with the greatest, but the out-of-state investors come in and buy out properties that have many units. Then Jack, they're rent up by a couple 100. Vacate Or force eviction for those who cannot make that rent. And then they market and rebrand the apartment for those that live outside of the area in hopes that they can be apart of the current market around them. But they also don't keep up with maintenance related needs. I've seen documentaries about these luxury style apartments that are not actually luxury and have many problems that were neglected. DC is an example.

I've never heard of such a stupid concept. If you don't pay rent do you get evicted. Could you imagine this type of program for everybody that agrees to pay and have to go before some kind of stupid board. Oh I can't pay my credit card bill, oh I can't pay my car payment. This is why landlords need to thoroughly screen their tenants before renting.

In addition, no one will renovate their units bcs it is impossible to afford it. Landlords now have to pay for tenant relocation, pay at least one month of tenant's rent in the new place, that rent has to be similar to what tenants were paying in their old unit and then landlords are forced to bring the same tenant back for the same rent amount. Not even communist system was this bad

Landlords forget that they too have a responsibility to be good landlords and tenants also forget they too have a responsibility to be good tenants. Almost all problems could be avoided if both parties understood their legal obligations .

one of my family members living in an apartment in the state of Arkansas experienced violence on the property outside while he was inside the home middle of the night. Someone used a firearm which caused damages to his car. He didn’t even cause this incident but now will be evident in 3 days. Is this fair ?? I like how you didn't spend one whole second considering the wellbeing of the property, the community, or the residents in question. I understand that to most of you, renters are merely a means to an end, but unequivocally saying "yes" to yearly rent increases no matter what show you don't see the big picture. What about Florida? Non renewal no fault. 90 day vacate. No notice says he's selling but no proof nothing in writing does not want to comply with giving me a reason on why. I have until June 1st and I completely cannot afford a deposit for a new rental and moving . It's causing so much stress and I lost my job 3 days before he bargeed right in my home without my consent to tell me he's not renewing my lease and he wants my keys by June 1 st 12 pm .He's causing us emotional stress and I'm running around Orlando from fake resource to resource for help with security deposit and application fees and nothing. My kids got depression and anxiety and autism.

@@deelee4933well three days before I was going to get ready to camp out in the woods the commissioner's assistant told me about a place called Samaritan resources center which was actually like 3 minutes from my house and I didn't think I qualified and actually I did and when I asked for 10:00 they say you don't need tents because we're going to pay for your hotel stay and your first month's deposit and your first month's rent any application fees all you have to do is find the place thank God

I'm not a Washington attorney, but I can tell you some general principles. Generally, if you're in a m2m, you OR or the LL can choose not to renew a lease with a proper month's notice. If you choose not to renew because you want to move out, he cannot force you to stay. If he chooses to make you leave(with proper notice) you cannot force him to keep you. That is the advantage/disadvantage for BOTH parties in a m2m. It isn't dependent on whether you've been a good tenant or a lousy one. It's dependent on the fact that you're in a m2m.
