This is really nice! The best one I've seen. I ended up buying one from another etsy shop last year and it seems I can't use it for this year, its all wonky. This spreadsheet you're demonstrating seems to be more flexible.

I just passed my real estate exam and I’m looking for an agency now. I don’t which agency to work for, but I do see a lot of people complaining about EXIT. Is it a good agency to work for?

What they dont tell you before taking classes is that the additional training once you get licensed is 250-300 for 21 sessions not including other fees, which adds up to almost 10k then again it depends on the franchise location

Will eXp crumble when "the next real estate disrupter" comes along? Ha! I'll wait. Won't happen with Glen Sanford in charge. So you would NOT want stock shares of any company given to you? How much do you lose if you don't put your own money in? Might want to rethink giving stock market advise.

Alex, some of the things you stated about EXP are not accurate. I am commenting just to clarify. First of all, I worked at EXIT for 8 years. I really loved it and I loved the Owner Steve Morris. I started my career 21 years ago, with Re/Max but when the market crashed I realized I needed a company that gave me the ability to have multiple streams of income. EXIT was the solution then. KW did not even compare to EXIT's single-level residuals. EXP was not created yet. I referred agents to 3 different EXIT franchises. I made a nice yearly 6 figure residual. I was able to relocate to another State because of these residuals. I was grateful to have income while I was getting licensed in my new state. However, I learned the hard way that residuals that are paid out by a franchise have a downside. All 3 franchise owners I had referred agents to, did not renew their EXIT Franchise. They talked most of their agents into following them to another company. The agents that did not follow them went elsewhere. None of the agents I brought on to EXIT remained. I lost all of my residual income. This is why I am now with EXP. It is not a franchise. I do not have to worry about this happening again. Also, I want to point out that the revenue share with EXP has nothing to do with the stocks. These are 2 different programs for agents at EXP. Only 12% of agents with EXP have referred agents to EXP. If an agent has referred an agent to EXP, the referring agent is paid a percentage of the commission paid out of EXP's portion, not out of the agent's commission, paid on the 22nd, of the following month. The stock program awards agents at different milestones during the agent's calendar year. 1. Stock is awarded for the first closing of the year. 2. Stock is awarded when an agent referred closes their first deal of the year. 3. Stock is awarded when the agent caps. (16k cap is met) 4. Stock is awarded when the agent ICONS. The agent is awarded their 16k cap back in the form of exp stock. 5. The agent can enroll in the EXP equity program which allows them to take 5% of their commission to buy exp stock at a discounted rate. Both are above and beyond selling homes. Giving agents the ability to build a retirement while they focus on selling. Awarded for their production. Again the stock has nothing to do with the revenue share program. The stock program is awarded for production. The revenue share is a referral fee paid to the agent that refers agents to EXP. An agent is not required to refer agents to EXP. But if they do, it is another stream of income on top of production and stock awards.

Can the MSHDA down payment assistance be used towards the equity portion of the fund the to close. In other words if a seller consession was offered to offset all closing costs including property tax prorations can we then apply MSHDA assistance towards the equity portion, so that funds to close start to finish can possible be $0?

Yes, it's possible to do that. MSHDA requires a 1% "investment" being paid. Often people will use their earnest money deposit to meet that 1%. As a result, they can even find themselves getting money back. For the record every brokerages #1 goal is to recruit. eXp also gives so much more back to the agent through stock grants than EXIT.

OK can you help me with some confusion I have with all this? So I have been seeing that mshda is no longer limited to only certain areas? I was trying to use the down-payment assistance but they didn't cover that area. Is this true? I don't want it if I have to live in Detroit, flint, Pontiac, Saginaw....

The person getting the loan no longer has to have less than $20,000 in cash assets. I qualify now for MSCHDA even I have over $20,000 in cash assets, but wouldn’t have qualified a few years ago when they had a limit. It made no sense to disqualify people that are trying harder to save money. I could have bought a bunch of toys and then qualified once I have less money in the bank lol

That's correct. You would be required to pay MSHDA the down payment borrowed. Depending on equity in property and lender you're refinancing with, you may be able to roll it into a single loan.

Hold Century 21 Accountable for the racist acts of their agents/offices/owners...Corporate Century 21 and Mike Miedler were contacted about the racist & sexist slurs and postings in their Modesto CA office. The owners; John Melo, Larry Matos & Lauralee Ensign allowed the Sales manager Sara West Shipman, customer service person; Danielle Chandler, agent Brian Serna to share memes of Mr. George Floyd (the same ones that got 2 sheriff deputies fired) and leaving them on shared office computers along with derogatory gif files including one of a young black woman with her buttocks painted like a watermelon twerking and serving watermelon. Another agent; Mark Helfer - a CSUS Criminal Justice graduate and the son of a former Stanislaus County Judge wrote vicious Anti-Asian Slur "Fu Man Chu" on a Client sign-in sheet for everyone to see. Another agent complained about the slur and Mark Helfer then wrote "Bend Over Hoe" on the sign-in sheet for all to see. When one of the Asian agents complained about the pictures and written slurs, the owners allowed Sara West Shipman to fire the complaining agent. No accountability was held for the offending agents. The Modesto, CA office also took Black, Asian, and Hispanic agents off of a web roster during the busiest months of one of the busiest real estate years -2021 and appeared to "Steer" clients away from Black, Asian and Hispanic agents to the White Agents in the office. Several complaints were sent to the corporate Century 21 and nothing was done, in fact, the written slur and obscene meme of Mr. George Floyd was posted After the initial complaint of Racism was submitted to Century 21 Corporate. The owners even had Patrick Willis talk at the company awards Ceremony (a few days after Mr. George Floyd's murder) and the response was the offensive and obscene pics, memes, gifs. That's interesting. The century 21 office I just went to to interview the broker had obviously only hired african americans. Being white, it felt awkward, not just because I was the only white person in the building, but because they acted funny towards me, and the broker wouldn't shake my hand.

My take of both Exit and EXP. I was at Exit 17 years ago. I hated it. I had a piece of crap broker that competes with me. I am at EXP now for two years and I hated it. I am planning to leave. But I will not go back to EXIT either.

EXP is a model built by agents for agents. I am sorry to hear you hate it. You absolutely are not plugged in with the right people at EXP. That is unfortunate. People can suck but the model is amazing.

EXP is low value? Wow. Maybe I am biased because I am with EXP but dang there is a tremendous amount of support in the EXP World (or EXP Cloud) and on Workplace. Plus they give you Skyslope and KVcore for free. If you're doing 6M in sales volume you're paying almost 40k to Century 21..... OMG. If you just switched from Century 21 to EXP you would save about 20k at least. NOT even factoring in the stock, revenue share, and health insurance benefits. The only reason I would advise someone NOT to join EXP is if they truly need IN PERSON 1 on 1 training. There actually is one on one training available in EXP as well if you just find a mentor in your local market within the company.

@@dolinskirealestategroup3194 Sure...and for the record, I'm not trying to be combative. Just spitting your words back at you. And totally agree that a healthy debate for the purposes of bringing value to people from different perspectives is very important. So first off let me disclose that I'm an organizational leader at EXP Realty. I run my own group and have close to 100 agents under me. Revenue share at EXP is the best thing to happen to the real estate agent community, ever. It's helping agents become millionaires and gives them actual ownership in a firm that's growing like any other major tech company. If the point of your video is to convey to the public that Exit realty is better than EXP or if that specifically Exit's recruitment model is better than EXP Rev share model then I would say that you're wrong on both accounts. You did a great job of somewhat explaining the Rev Share model but then you assigned a totally arbitrary number to the probability that the best-case scenario would happen and then randomly assigned a better probability to the Exit model which makes your whole argument flawed since it's based on a total assumption. Forget for a second the best-case scenario and let's talk about it in a conservative, more realistic way. If an agent is netting me $1000 per year in income then in theory all I really need to do is to bring over 10 people, who over time bring in 10 of their own. If that happens, that's over 6 figures per year in passive income. This happens pretty regularly. But the fact is that it doesn't end there. Eventually, if you're spending time recruiting you can stop and it continues to grow. You can sit on the beach for the rest of your life and continue to make more and more money year after year. Recruiting isin't easy, but let's take another factor into account. In the changing world, we live in EXP is growing faster than any company out there to bringing agents over to a cutting edge firm like EXP is far easier than an older model like Exit. So when assigning probability you have to take these factors into account. There are other factors that we can go into but for now, that's a lot to type. Happy to continue this debate.

You're absolutely right. I demonstrate that there are cases where eXp is clearly the winner. The main goal of the video was two things: 1. To raise awareness around the eXp model and the downside risk (great upside with greater income variability) 2. Give people an additional way to think about the model(s). ie: thinking in relative results rather than absolutes. The arbitrary numbers are those of my opinion. And, the results will be greatly influenced by the probability of success that an agent comes up with. I share a bearish assessment. You share a bullish assessment. So, it makes sense why you would choose eXp. At the end of the day, a real estate agent needs to run through a model like this and then assign the probability they feel is right. I mentioned in the video that we really need to look at probabilities achieving these results so that we can compare the two models. It's a mistakes to automatically assume eXp is the best simply because of absolute values. So, it will boil down to an individual agent's belief on probabilities.

I'm in Southeastern Michigan (Metro Detroit), but I have my license held by a broker in Lansing, Michigan. Since EXIT is a franchise, I can connect you to ANY Exit location. There are other offices in Jackson, Traverse City, Lansing, and more -- just to name a few. Where are you located?

Exit Realty uses a CRM inside of their own platform. However, it's not a full fledged CRM with activity reminders. It's more like a contact book. However, you can record a lot of information regarding leads and clients. There are also brokers who use their own CRM. My broker uses PureAgent which allows us to track web activity by leads as well as schedule activities, like a phone call a week from now. Other brokers I know use CRMs like Chime. Lastly, you can also access Market Leader for like $26/month which has far more functionality than many of the CRMs I listed. I agree. Every agent should check out the various brokerages out there. Certain ones are a better for fit for certain agents. There is no one brokerage that I believe is a fit for every current or prospective agent. For some, KW is a great fit. For others, it's a bad fit. It all boils down to the level of support an agent need, the type of support they need, the commission structure they desire, etc. Plus, you also have to balance it with the fact that one KW isn't the same as another KW. Neither is a C21. All of these brokerages are franchises, and therefore, are independently owned and operated. They all have their unique cultures and levels of support while offering the same brand and brand tools.
