One of the things that Grand Design specifically says is to never run the jack off the trailer battery. Either trailer is still plugged into campsite 110v or plug into socket on truck with truck running.

Nice one I have a red 88 ASC Mclaren. I’m in Vermont and have not seen another one here. Mine is also a western car but it’s an automatic. Fun cars and it brings a lot of attention when I bring it out.

I'll never understand why people rent their RV's out and then expect people to treat it like it's their own. People rent because they don't want to deal with RV issues, people who rent RV's our houses do not care. It's not their own so they don't care. You are very picky about every little mark on your rig and who's to say a rock didn't cause damage to the front window. And the water. My goodness, she spilled water and felt she did her best to clean it up "water". You really should not be in the rental business. You really need the money that badly that you have to rent it out. If you can't afford it then buy a tent. You really need to get over a lot of issues if you're renting your property out. Wait until someone causes total damage it to it. Then you're going to be out a lot of money because the insurance will not pay your loan off, only what they feel it's worth and the rental client just walks away.

thats not an rv because its not a vehicle RV means recreational vehicle its in the name what you got is a trailer.

This is my worst review and response The trailer is ok. The problem is the owner charged us a miscellaneous fee of $400 just because he had to come to move it to a different site because the campsite power had malfunctioned and the other trip he had to do is because we locked the key inside the trailer and he did not have his spare key with him. His delivery charge is $150. Go figure. He could have charged us only per mileage because he didn’t have to drag his trailer with him on both trips. That’s the kind of person you are dealing with if you rent with him.  Your response to Michelle July 12, 2024 Hi Michelle, Let me help by breaking down these charges for you. 1. after you overloaded the electrical post at the site that you were specifically warned wasn't 30amps by running a rice cooker and AC simultaneously, and caused a small electrical fire that destroyed my plug and the campsites power post I had to charge you for replacing that plug. I don't know why the campsite had such limited current capacity, but I pointed that out to you at handoff. 2. You requested I move you to a new site that had electrical. I showed up and did just that. I told you this would be another delivery fee, just like the original one you paid and you agreed. I was transparent about what that was going to cost. It's about 1.5 hours of my time plus gas. I think 150 is fair...actually, it's what everyone else on outdoorsy charges. I didn't come up with that number on my own. 3. When you left earlier than we discussed, which is fine, you said the keys were inside and the RV was UNLOCKED...but it was locked...with the keys inside. Foolish me for assuming the RV was unlocked as you said in your text as I then had to drive back and get the spare keys; that was most of my Sunday morning. I charged you another delivery fee for this. 4. You broke a piece of the dinette. I charged you for repairing that. 5. What I didn't charge you anything for was the bag of used feminine sanitary products that you left hanging above the toilet. I took it to the dumpster directly across from your site.

Thanks for sharing a very real video. While it’s a “rental” it is still yours-and obviously while most people take care of things and communicate, those folks did not. Hopefully you can shake it off, and hope next year will be better.

You should not be in the rental business. People are not going to respect your trailer the way you do. Wipe away your tears now and find another way to pay your bills.

I'm going to guess that they had a cooler inside that had a leak and they didn't notice. That would explain the amount and the soaking in. The glass would certainly be hard to put on them. Once a crack starts others will form and spider out. This is more likely in RV's as they flex/twist more than a glass in cars/trucks.

Having built hundreds of rental campers, I can assure you that some water being spilled doesn’t constitute a “bad renter”. Everything else you mentioned was just a conspiracy based on your gut. If you charge a cleaning fee don’t complain when the camper is brought back not cleaned. It defeats the purpose of the fee if you expect the customer to do it.

We don't charge a cleaning fee or anything else. We work hard to make the rental as easy and cost effective as possible, so it is hard when people don't respect that. Agreed, while they were not the worst renters out there, they hit on a lot of negative points, no communication, showing up late, dropping off without notice and I didn't mention that they left our backup camera, TPMS monitor, WD hitch sitting right on the street. Camper unlocked too. Luckily nothing was stolen while we were gone. BTW, I'm curious as to what kind of rentals you build?

It was slow for me this season. I am struggling with whether or not I want to continue. While I haven't had any "bad" renters, I've had several that have been challenging with a complete lack of communication and I don't know how to resolve. Have you dealt with people that just don't communicate?

Usually people are pretty good, but these folks not so much. We have found it helpful to exchange phone numbers and communicate via text instead of the platform.

@@DriveNorth I agree with that. My renters have all been pretty good people. The issue I run into goes basically like this 1) Get text from them about possible problem (eg Fridge not working), respond with solutions. 2) Follow up asking if it resolved. 3) Ghosted, no answer at all. 4) Upon return find out it was never resolved or was resolved. It's stressful because I really want people to enjoy the experience, and am willing to go above and beyond to provide that experience, but they simply don't communicate. I end up spending the entire time they are gone stressed. It's honestly a main reason why I am starting to wonder if I should keep doing this. I end up miserable every time the camper goes out.

@@cpollard138 Yes, that is very frustrating. I get the constant stress when the campers out, especially when you don' t have a lot of confidence in the renter. I'm almost glad our season in MN is short, so I can have a 6 month break every year. Where you at?

@@DriveNorth Im in central Indiana, so a shortened season as well. I start in April, and usually stop in October. However, Indiana doesn't have as many great outdoor opportunities like MN, so I'm sure that hurts my demand a little.

Important tip for safety chains: first thing you do is connect your safety chains before connecting the trailer to the truck. And conversely, the last thing you do after unhooking the trailer is remove the safety chains. In case something happens while connecting or disconnecting the trailer, you want the safety chains attached to your truck so the trailer doesn’t possibly roll away. The safety chains don’t need to be the last thing as shown in this video.

We have the same trailer and tow it with a Land Rover Discovery diesel. We had the same occurrence with the power lift gate, it has a motion sensor to kick under the tailgate to open the hatch hands free, but the dog ran under the bumper during a rest stop and it opened on its own, hitting the jack controls. Sometimes technology causes more headaches, fortunately, only the button cover got knocked off.

Do you have an on/off switch for your compressor. If I hook my air hose up to the city water conn. my air compressor doesn't automatically come on.

Thanks! I just got one for a friend. I've read that some people experience problems with the blades on these units, but most users report they work fine for occasional use. I believe some reviews suggest getting a second set of blades, but I'm not sure if all models offer blade replacement. I purchased a 1 HP (probably overkill) garbage disposal that I used with either 1" or 1-1/4" buried pipes I installed, extending about 80 feet, and it pumped up maybe a foot. I didn’t use a macerator or water pump; I just relied on the disposal itself and the tank height, but the disposal I put in a box in the ground. I connected a water hose to a side port of the disposal with a backflow preventer, which helped move the waste through the pipe. I opted for this setup because I wanted a more permanent solution for frequent use. However, I ended up using it just once before selling my new trailer due to the extreme heat of 118°F, rooftop a/c insufficient for 1" insulation🔥🥵 Thanks again; I needed this refresher course!

Also, normally those other two chains, I was told to cross them over and you would hook them straight

Excellent video! Bought the same macerator pump and a Gilmour Commercial Grade hose (75 foot). Made quick work of my black water tank! Only recommendation would be to use a 3' sewer hose to put the pump on the ground...it is a bit hefty and I noted that it put downward stress on my secondary valve enough that sewer water was leaking out from its connection point to my rig. Well done and thank you!

At 2:05 you open low points to drain... Then at 4:40 you instruct to open low point drains again.. At what point in between did you close the low point drains?

I believe I open them to drain, then close them up before attaching the air hose. Then with the air running, I'll open them while every other water source is closed. Hope that makes sense.

Yes, you can. Just make sure you have water in your grey tank, and open that valve after the black tank is emptied. The grey tank water will flush the blank tank water from the hose. If you happen to have 2 grey tanks on your trailer (kitchen sink for one, and bathroom sink/shower for the other), use the grey water from the bathroom sink/shower to flush your hose. I find the bathroom sink/shower has soapy water in it, and not food particles like the kitchen grey tank (which can smell bad too).

I'm retired in N Central Florida and considering purchase of a small used Class A motorhome. To purchase it I would need to supplement my income through rentals. I would be happy to rent 1 week a month. What age and what quality level of class A might be most cost effective? I'm considering a 4 to 7 year old. I was considering a short Newmar for $65k or a short Itasca/Winnebago for $20k less, same size same year. I live in an area where I would market to retired couples, retired single, or young couple or small family of 3. What suggestions do you have regarding these scenarios? On another web site someone claimed the Florida rental market is saturated. I don't know how much of a red flag that might be.

Good questions. We considered getting a motorhome at one time, but decided to just keep it simple. A lot to go wrong with a motorhome, but potentially a larger customer base. If it were me, I'd start out with a mid range unit like an Itasca vs a more upscale Newmar. Best of luck!

I'm in north central Florida. I'm considering purchase of a 5 to 7 year old <30' "couples" class A to rent to offset costs. I'm torn between a lesser cost, lesser quality unit like a Thor versus a higher cost, better quality unit like a Newmar that has better curb appeal. The difference in my cost would be $10 to $20k. Will a better looking, better quality attract more respect - is it worth it?

Bought this model Lots of issues. Water leaks, ceiling gaps, leaking vents, rear camera not wired correctly etc… Make sure you have a warranty to fix “smaller” issues when they arise.

Good video. I am lucky in my case. I live in new York. Here we have sewer vents in our yard. In my case the vent is in the driveway due to the location of the sewer lines. Recently while camping, I fell and cracked 2 ribs. NOT fun at all! When me and my wife left the campground after a week I was unable to dump the tanks. Went home with full tanks. 😕 My son had the idea to try and dump them at home in the driveway. The hose fit perfectly. Dumped both tanks with no problem at all and also gave them a good rinsing. Now I know I do have an alternative if needed.

🤔The real and only winner in this business model is the online booking companies taking their share. 🤔I guess this business model would be truly “profitable” and “worth it” if I had a small inventory of 10-20 RVs being rented out. 🤔I guess this process helps pay off the RV sooner which can help reduce overall expenses associated with this type of business model.
