Actually if you're smart & do your homework & get a good inspection you probably don't need a buying agent. The fact you showed her the house is weird & a waste of your time. She could have seen the house thru the selling agent or open house event.

As the selling agent it wasn't a waste of my time and my seller doesn't want to do an open house (they're about the bottom-ranked way to sell a house). You're right, some people can and do purchase a home without an agent. However, most don't know the complexities of what to negotiate on, if they need a radon inspection, if a fixture stays (or even if it is a fixture), or 190 other touchpoints in a residential real estate transaction. Oh, please don't change your lovely vintage bathroom! In my late 1920s home, some shortsighted former owner completely gutted and "remodeled" the original bathroom, and I am right now in the process of planning on how to recreate it. I so wish people who buy vintage homes would show more restraint when making any "updates" to these homes. Folks should understand that they have purchased not just a house but a slice of irreplaceable history that will long outlive them for in truth we are only the temporary caretakers. Cheers to you for keeping yours original!

Good info. Took me a while to figure out the street vs avenue. Looking at an actual map instead of just phone navigation is helpful too. You can see how the interstates intersect and section different areas, where all those neighborhood areas are located and where to find the river, lakes, parks and more. Whenever I go to a new city I like to look at actual street maps to help get my bearings.

I remember trying to learn the streets when we moved here. And it's not just East Nashville vs the west side. Some of the streets we couldn't even pronounce.

SEO is not friendly to your title. The SEO score is very low. The main reason why videos go viral is because of video SEO and organic promotion. If you do SEO and promotion then lots of views and subscribers will come to your channel and you will be able to monetize your channel in a few days.

Yes, it is pretty popular. Bellevue a lot of great new retail out there and solid neighborhoods. Although, some people want to be a bit farther from the maddening crowd. But not too far out. For them, Fairview is the place. And Bellevue is just a few minutes away.

These are investors who want to buy your house. Certainly, they must turn a profit on the entire transaction. So why would someone sell to them? 1) they need money quick 2) the house needs work before it sellable and they don't have the resources - but, they need to sell now - this is why most would sell to an investor. How much would an investor pay? You take the estimated sell price of the home (to sell within 30 to 60 days max) once the home has been put into sellable condition and then subtract cost of money; cost of renovation; cost of utilities, cost of property tax; cost of disposition (real estate fees) and closing cost - and then of course 10-15% profit). Generally, this means .7 x final sale price minus the renovation cost.

We've all been trained to read everything before signing. And that's okay. If you do want to read all the documents for your closing, ask your Realtor at least two days beforehand. That way you'll be familiar with all docs and you can ask questions during your closing (or even before).

From Bellevue it's so easy. Take the 3B bus into downtown--the easiest place to start is the bus station at Coley Davis road (by the recycling center). The bus also stops at Red Caboose park and a few other places along 70S. I take it to the stop right by Hume Fogg (8th and Broadway), which is also the place where you catch the return bus on the opposite side.
