Thanks for the great video! During the accumulation phase of the rent-vesting strategy what price range would your second and third purchase be? For e.g. my first purchase is a 1.4m ressi. Should I wait until I have enough serviceability and equity to buy another similarly priced asset 1-1.4m. Or would you go for something around the 800k as soon as you can afford it so to have two properties working for you sooner

Bro…. wrong format wrong approach you can’t make long term property investing seem like it’s ecommerce or building a million dollar business in 5 years. Rental yields at 6% when inflation is 3-4% is 2% The disparity between avg income and avg cost of a home means the ability to grow at 8% is limited. To net a passive income of $1,000,000 at 5% yield you would need a $20,000,000 property portfolio with no debt. Your a buyers agent you know this is just not possible for the YT audience your talking to

No as I said I factored in 8% which is above what we will see over the next 10 years I also factored in the fact that all new properties purchased grow at 8% so the purchase price also increases by 16% every 2 years I also factored in I/O loans and depreciation schedules and income tax variation forms (you didn’t include debt recycling for older properties and switching to P/I loans once depreciation maxed out) I also factored in yields and vacancy rates, tax on earnings etc I talk to clients every day who are investors and i’ve seen thousands of A/L statements have a back ground in financial planning, have a corporations real estate licence and ran a property marketing company that was selling 800 homes a year using sophisticated PIA software analysis All im saying is that your video lacks detail and depth and that your format and presentation style isn’t conducive to your target market unless your trying to sell a course for people to buy and selling a passive income of $1,000,000 PA is kinda wild oh and i did all that without having the ABC put a hit piece on my dodgy business practices kzbin.info/www/bejne/gWeVfquoiq13oJYsi=sU0uQ_dlAchsJFbs

No one pays down their mortgage over 30 years. People generally buy and sell in between and pocket the capital gain, which is tax free. You also can’t put a price on your own home as there are non-financial factors you need to consider. Buying a home should be the only thing every Aussie should strive and work towards.

Some great takeaways in this interview. One thing I found particularly interesting is when asked about personal life and how it's helped... not a single comment re family or what it's enabled Jeremy to do/experience... each to their own, but i'd hope he's getting some other fulfilment, other than influencing people of a greater status, like rappers...
