While I completely agree, conceptually with what David is saying here, I don’t know anyone that is able to put down 20% with the cost of homes these days. Even in my area, which is generally considered a very affordable area of the country to live in, That 20% would still be close to or over $100,000. Even with what I consider to be a decent income, I don’t think I could get to that number if I saved for five years and didn’t buy anything other than necessities. PMI is definitely a waste of money and I don’t think anyone would disagree with that, but the reality is that it is usually the only path for the majority of people now to own a home.

Keeping a 3% mortgage and investing cash in the market, growing at 10-20%, is basic math. Look up dividend aristocrats, companies with a 25+ year dividend track record. Also, its advisable you work with a financial advisor for a well-structured portfolio.

I agree. Based on personal experience working with a financįal advlsor, I currently have $2 million in a well-diversified portfolìo that has experienced exponential growth from when i started. It's not only about having money to invest in stõcks, but you also need to be knowledgeable, persistent, and have strong hands to back it up.

Yall I need some advice, I joined the Air National Guard and graduated basic training 2 weeks ago. Now I’m in tech school. Family life stuff happened and now I don’t have a home to return to so I plan on buying a cheap trailer park home just so I have a place to live I don’t really care if the area is nice or not. I turned 18 while I was in basic training, I got no credit history but I got a good amount of money saved and the military gave me a massive sign on bonus that would be more than enough for a down payment on the houses I’m looking at. I graduate tech school and go back to my home unit in February, I don’t want to be homeless so should I start the buying process now even tho I’m in another state?

I was inquiring about what the best option would be, for building my house/the loan, in the long run. I do have equity in the current house I live in. Would I be better off: 1: Paying as much off on the current house as possible and just using that as the down payment. 2: Just paying the mortgage as is and saving cash to use as extra down payment 3: Paying off parts of the build as it goes a long, and whatever is left using the equity of the house as the down payment.

Mortgage payments aren’t fixed. Every year property taxes go up and so does your mortgage payment.

So if I understand this correctly. 1. NAR required all Realtors to be NAR members in order for Realtors to have access to MLS. 2. NAR requires all Realtors to pay annual NAR dues. 3. NAR required that all Realtors abide by NAR’s MLS rules which forced Realtors to violate Federal anti-trust laws. 4. So, unless I'm missing something, either NAR is guilty of forcing its members to break the law or NAR’s attorneys were too incompetent to prove to a jury that Realtors' commissions are (and have always been) negotiable between Realtors and sellers. As a result, all Realtors / NAR members are now going to be forced to pay $876 MILLION dollars in restitution; either because NAR’s attorneys were legally negligent in preventing NAR members from breaking the law, or NAR’s attorneys were too incompetent to represent NAR members in the class action law suit. Before I send my annual check in for my NAR dues, I'd like to know which it is. NAR negligence or NAR incompetence?
