Correct alot of damage if left untreated AND as this is Phoenix and people typically don't take care of their homes here and they lie as a norm, there will be damage.

I also grew up in Billings and have been hiking the The Beaten Path since the early 1980's. I have done it 11 times now and it never gets old. The last seven times video cameras were available in a backpackable size, so I have tried to capture this beautiful hike as many times and I know how difficult it is. There is nothing like being there and nothing seems to do it justice. However your video is beautifully done and comes as close as any I have seen. I love the wide format and spectacular shots of all those places I know so well. I loved this so much I watched the whole thing in full 4K on a big monitor to capture every bit if it. Congratulations on a very well done video. Next year hopefully I will be doing it again at age 66, but I have a long way to go to break my moms record, she did it at 71. We do it in seven days, four days of hiking and three of playing and exploring. Consequently I have learned a lot of the off trail secrets of this special place, but there are always more to find.

That is awesome. I totally agree, the video doesn't do it justice. Those massive granite cliffs that rise up all around you...you just can't fathom it without being there. Thanks for the encouragement, I appreciate it.

Nice job! Getting the old ones out can be really awful. That's part of the reason they changed the design slightly and eliminated the o-ring gasket at the back of the cartridge (it really collects calcification). Good to note that Moen will replace these (and provide new handle assemblies) for life, for the original owner of the fixtures. If you bought a new house with Moen fixtures, you qualify!

In hindsight, what would you have changed about your training? I'm heading down in Oct to do this.

Honestly not much, maybe starting training a little sooner. My biggest problem was getting sick shortly after arriving in Cusco. I think that and the heat is what almost did me in the first day. The best thing I did to prepare was working out on the stair climber. The entire 2nd day and most of the 3rd was basically just stairs, steep stairs, the whole way. I'd take my ipad with a movie loaded on it, wear my hiking boots and the clothes I was planning on wearing turned on the machine and settled in for a 2+ hour climb. I did that about 10 times preparing and that helped a ton.

Hi... I did this cartridge installation today... however, now when I turn on the water it's hot first, half way turn is warm and all the way counter clockwise it's cold water. It should be the other way around. Cold first, warm, and then hot. Did I put the cartridge in upside down??? 🤔
@jeremypoehls
@jeremypoehls Жыл бұрын
Yes I think so...it's also possible the water lines going to the valve were installed on the wrong side. either way turning the cartridge 180 degrees should fix it.

Too many people here and way too much crime . Don’t forget about all the 1000s of illegals flooding across the Southern boarders of Az daily. I don’t think people realize there is a water situation in the southwest ? And yes that means Arizona , I would be concerned if I was buying a property right now in a new development. You wouldn’t want to get stuck in a dumpster fire if the markets crashes in Az.

These people are fucking insane! There are already way too many people living in Arizona as it is and the rate these shit bag developers are going there isn't going to be any desert left in Arizona. The politicians and city planners have to be getting some kind of kickback from these developer. I would much rather look at farm land, deserts, forests, then to see cardboard shit box houses with giant bath tubs in the back yard on every fucking corner. These scum bags have destroyed the quality of life in Arizona and turned this place into a California cesspool.

SOULCON men's ministry has changed my life, and I have become a much better man because of it. The discipline and the community has made me more focused on the man God created me to be. My wife loves the changes she has seen, and I feel closer to her than I have ever been before. God gets the glory, but SOULCON is the tool He used!

You did not take into account legal fees and real property transfer tax that can work up to 2.5% of the property value. That brings your cost to about 8.25%. If you include the number of days the property has to go on the market, and the resulting interest costs on mortgage payments, utility bills, taxes, etc... I would argue that the costs to list with a real estate broker are way higher than ZOO. I am not even counting staging costs, etc.
@jeremypoehls
@jeremypoehls 3 жыл бұрын
Thanks for the comment. What state are you located in and do you work in the real estate industry? You are correct that I didn't include some of the transactional closing costs like Title Insurance, property taxes, HOA transfers, etc. Most closing costs are the same whether you sell to ZOO or a traditional buyer which is why I did not include them. In the state of Arizona there are no additional legal fees. Many owners that sell to ZOO don't take advantage of a quick close, and thus days on market are not dramatically different. Also, in the current Phoenix market most homes go under contract within a few days. Finally, the price point of homes ZOO purchases are rarely professionally staged and if they are it is very minimal. Expensive staging costs are usually associated with higher end homes. I speak from experience that my sellers have more money in their pocket at the end of the transaction than selling to ZOO. In some cases substantially more! Again, thanks for the feedback!

@@jeremypoehls So what is the meaning? I can't imagine Jesus, Peter or Paul walking around with such a logo? A skull? A snake? A sword?
@jeremypoehls
@jeremypoehls 3 жыл бұрын
Skull: Reminder to die to ourselves daily. It is not thru us but in Christ we are saved Green Beret: Elite soldier for Jesus Christ. Fighting constantly the war on sin. Fork: Put down the fork that feeds our flesh. Unhealthy food/drink, impure thoughts, idols, etc... Cross: Pick up our cross daily to follow God. We need his direction on our life to fully honor him in our walk.
