You packed a lot of stuff in these tiny homes and they add to the total cost. I'm not from USA, I'm from Europe. Do people want all of this stuff in their airbnb's ? I mean, you put kitchen, a desk with computer, smart keypad, smart glass for the windows, laundry room. Are all of these neccessary for airbnb? If there is someone there almost all the time, to clean the houses, you don't need smartlocks. Maybe I'm missing something. Smartlocks i think are better for some remote airbnb where you don't have someone all the time there to open the door. What I want to say, you did go above and beyond for your guests :) Are these investments worth it? You know better than me, you've done this a lot of times (4 years now?). I tried to calculate the return on investment, it got me to ~7%/year with 33% of the time the tiny houses rented out. How much is your real return? Trying to figure out if it worth the hustle or not, or just invest in the stock market :) Or develop and just sell houses. Congratulation on the retreat!

Hey investor. Great questions. I think it’s important to understand there’s a million different ways to run a business model but we choose all these upgrades, extra items that cost a lot of $$ because we it’s our own personal style and we build every project as if we’d be living there. Some of it is negligible about what it allows us to do or not do from a higher price point (desk with computer as an example) but we are appealing to typically a guest that has more disposable income. Everyone has different ways to calculate ROI but I’ll give you our long story short. Since we’ve been open we average about $27,000 a month in gross revenue, our mortgage is about 8k per mos and we’ve tied up $700k in cash and if you include mortgage and expenses to run the place it totals about 15k per mos. So our net earnings are about 10-15k per mos and we definitely have a bunch of additional ideas how we can make more without spending a bunch to do that. And that’s with only a 9 mos sample size of operating with no previous marketing or established clientele. So to us it’s worth it, but it also requires a lot of attention to detail and time spent on site. We don’t live there full time at all as that’s why we have smart locks etc but we now have enough local help but since we don’t have full time staff that’s why smart locks are very helpful. There was no logical reasoning lol. We came out to this area once, realized it was close to a major city and figured it would be easy to do since the infrastructure was approximately the same since it was mobile home park prior. But that was incorrect reasoning as we had to redo sewer, water and electrical anyways, but the good thing was is zoning and approval was easy. But….literally it was all done in blind faith and 100% willingness to take a risk. But we always figured our worst case scenario is we build this whole thing and either turn it into long term housing or flip it and we were comfortable enough with that risk. In hindsight it was way more riskier than we thought lol but live and learn.

If you have people traveling to stay there where would they put suit cases and personal belongings. Too small for more th than one traveler imo.

The majority of our guests are quick 1-2 day trips traveling from Boise. So for the most part they pack light, but there is also adequate space for luggage under the desk or by the fireplace. Yes tiny homes are always a series of compromises but suitcase/luggage storage rarely comes up. Additionally people park right next to the tiny home so a lot of times they only unpack what they need for day to day living.

It works really really well. Unbelievable how hot it can get. 3 different settings and we never have to raise it above H1 the lowest setting.
