Very useful info.. Bought a timeshare with Hilton(thankfully got a refund now) - didn't buy enough points ($12k) and they didn't give me interval or RCI since I didn't have a property to submit to them. Had to use their own system which didn't have this "request" feature. Is that true for all points system or just Hilton or cos I bought a small package that they don't include RCI or interval. Also, limited resort options in the search and last minute reservation ($299 or $399 for a week) It seems if you can afford it best timeshare to own would be in best "red" or "platinum" (Mercedes) and trade for 3 or 4 Hyundais? Or is it just 1 car for 1 car trade?

Hi Yes, I would consider them a smaller company. They’re the biggest private owned company but compared to the other ones. They are relatively small and westgate at least most of the time is deed real estate so you have all the rights to rent it out.

How does this work for a Timeshare that is a Float (no assigned week). I have a 2BR timeshare at WVE and my TDI mostly shows black dots and very few blue. How do I use the Request First feature on the Interval web site to make sure I get something I want before I deposit my week and lose the option of going back to LV? I'm a newbie and the Interval website is making me crazy.

Hi OK, so first you need to find out what season you own. You can just google the name of your resort I’m not sure who WVE is. So just google WVE and the resort you own weeks chart by season. Then once you know what season you own such as platinum, gold, etc.… Find out what weeks those are and write them down. Then go to the Interval website and pull up your Resort on there. Then go to the travel demand index and the weeks are numbered on the left And whatever weeks you have to pick the ones that are the farthest to the right and make sure you book the dates 12 months in advance

And then don’t worry, you can even trade back into your same resort. Sometimes you would have to pay an exchange fee, but you can trade back into your own property typically. However, you get a higher trading value for your deposit. If you do a deposit first. Also, you have to do it ongoing search, but unless you’re trying to go to the best destinations at the highest travel times 97% of searches get fulfilled as long as you had deposited the right week

Hi! Unfortunately, we don’t do that because RCI has a huge problem with that and they take peoples reservations at the time of check-in sometimes and then they take the owners account. It doesn’t happen often but if you do it a lot, it causes a lot of problems and we can’t be responsible for your account as technically you’re not allowed to rent out RCI points

This was EXTREMELY helpful. My mom just bought one week at a 2 bedroom ocean view unit at the Hyatt Vacation Club Maui (after we stayed there for 10 days in mid July 2024). For various grandkid custody schedule reasons, she bought odd years and we don’t want to go to Maui again next year in 2025, but did have a WDW vacation planned for Thanksgiving week of 2025, originally going to book using rented DVC points (non refundable cash in advance) thru David’s or similar - needing to book this Dec for next Nov (given 11 mth DVC booking window). We’ve been told before we do that, we should see about trading our week. 1) can you get WDW DVC properties other than Old Key West? While we initially wanted Boardwalk Villas (a studio DVC there is $4300 using rented points), we figure that’s unlikely in a trade scenario, but we’d be OK with Animal Kingdom if it was a 1 or 2 bedroom. 2) fwiw: she JUST closed last Wednesday on 7/24/24, so we are already less than a year from some of the Hyatt Vavation Club Maui’s most desirable weeks. (Ie spring break, early July). Should we still consider doing this if we can’t maximize our deposit (either b/c we book a high. value week less than a year or a lesser value week 12 mths out)? Or, should she keep the full value of her week and just try to find a time to knock out a trip to Maui? I don’t want to recommend she deposit her week only to lose value given the HBC in Maui is already an extremely valuable place to go.

Hi because it’s against their rules and technically they own the reservation. Many people do it you can totally do it. Just beware they might take your RCI account, but it’s very rare and usually for people who do it a lot. But technically it’s against their terms and conditions. Because they want to rent them out for cash. But if you do it, maybe do it on craigslist or Facebook marketplace

Yeah, Marriott unenrolled me from their points program so I could only use it as weeks. Ann Wyndham took both my Worldmark and Wyndham account for doing too many searches. 😂 these Timeshare companies are basically criminal organizations at this point. The pitches I’m hearing about Marriott the way they’re getting people to give their deeds back to sell them more points to lower. Their maintenance cost is completely ridiculous. Hilton has made it impossible to rent and the only time it’s a good value to use is for times of the year to book in advance. Other than that, you can book it on their website for about the same cost as the maintenance.

Your comment about not being able to rent your points to timeshare to strangers ... ok, talk to a lawyer because there are liablilities there. If HGV for instance rents out rooms to non owners, that is a different legal agreement with different terms. Having an owner rent a timeshare out to meth addicts under a third party agreement does not benefit anyone. HGV has to control the contracts, otherwise, you have chaos and complexity. ... and now I see at the end of your video that this IS your business ... but I see you don't do HGV points. Why does your video have to be that long before I find this out? Touche my little walking friend. I need another drink. Also you mention these businesses don't allow you to rent out ... so how are you doing that? I assume you are acting as the owner (logged in) and just adding a guest (who is actually the renting or reimbursing owner for maint fees)?

Totally confused ... I can't follow your math. You need to have the math written on your video. It's not just about your maint fees but also you have to add your annualized purchase price amortized over 30 years (likely life use of a condo). I think in general, you are saying that your week of points (whatever the fake value is) ... that when you turn them in for some cruise, you don't get a good value. So If that is $1,400 maint and taxes that get you $200/night for 7 nights for a swanky HGV condo in Vegas, but you turn in your points for that week, you might only get $700 worth of cruise .. based on that fact that the guy in the next cabin paid $700? So you are better off just using the point for your condo.

Well, they both have different strengths and weaknesses. Where did you buy the deed at? I’m assuming westgate.? With most of the deeded timeshares you can either turn it into RCI to get their points or interval to get their points so you could essentially turn any deeded weekend points if you wanted to through their trading system. Instructions I put in the video are if you have a deeded week. The nice part of the deeded week as you have all the same benefits as real estate so they can’t ever stop you from renting it. The point systems are making it impossible or all, but to rent out their timeshares. Then tradings usually a better value, but it is a process and you have to do it correctly to get what you want, especially if you’re trying to go during peak times. Point systems are great if you’d like to travel on short stays. And want to have a lot of availability just in their system.

I guess I will be canceling my timeshare. I got a few days left to send the cancel letter. WOW. Saw previous videos of you how to use them in II and got excited. But now I probably will just cancel, even though I feel like, after calculating several times, that paying my TS loan with MF+taxes (I got the deeded week, Westgate Orlando, 2bd/suite lock off) will cost me the same each year as if I just booked quality places through Expedia. So basically it won't cost me more than what the equivalent costs would be if I don't keep it. I got until the end of the week if you see this message and what to reply your opinion. Basically it will cost me about $3500/year (+/- a few hundred)) which would include trading in each unit so I can have a total of 4 short stays (3-6 days each) to use every 2 years. If I just did it on my own (Expedia, and I get cash points back) and stayed in resorts for 5-6 days, twice a year, I think it will even out. After the loan is paid off, then it is, for now, $1550 every 2 years ($775/year). The question really is, is it going to get worse where just doing it myself will be better than dealing with the hassle. I really did like your tutorial on exchanging on II. Can you do the same with II short stays? What are your thoughts on MF increase vs normal hotel/resort booking price increases for the non TS customer each year?

I've read that for resale TS it can be a pain to book a week in their base. I have Westgate, not resale, so I shouldn't have issues. I just got it last week.

Well, for getting reservations that shouldn’t matter if it was a resale or not. They’re just learning it’s plain difficult to book the good times at these places. There’s no difference if you buy at resale or from the developer. But I would definitely find the first day you’re able to book typically 12 months in advance and book it exactly on that day for that week then deposited immediately because you’ll have a three-year window to use your trip whenever you want and you can even trade back into your own resort

Can you do the same thing with short stays? Deposit my week and then look for whichever short stay I want? I have Westgate 2bd with studio lock off like you. The plan is to deposit those separately so I can then get two 6 day short stays from each one. Then try to get a short stay at a nice place. One other question. Can I get a different resort within my network and then deposit that into II? In other words, if I can get a high demand week somewhere else within network, which would be better than my home, would that also work with II for a deposit? Getting my mercedes at a different in network resort.

Hey. No, you can’t trade a week and then use that traded week as a trade. So you can’t do that you have to make the trade-in to the good place initially. I don’t think you can do a ongoing search for the short stays though. That’s only downside to the short stay as they don’t let you do an ongoing search or at least they didn’t. I haven’t tried it in a few years so maybe they changed it. But last time I checked for short, you had to go with whatever was available at the time. But you might want to ask them or if the button pops up to do an ongoing search for the short stay then definitely do that but I like your plan should work out and you might even be able to convert into Interval international points and use their points system. Allow you to use the shorter stays easier

Hi Michelle! No it shouldn’t matter. You just have to pay the upgrade for you $100 or something but I think they actually like that better than they make extra money. Lol but as long as your week is strong enough, you shouldn’t have a problem getting to a bigger unit and actually a two bedroom just better chances 64% or something like that of the resort inventory is two bedroom. Then I would start an ongoing search now for that because it won’t come up as available when you’re trying to search it. But search it out and then there’s a button once it says there’s nothing available available to do it ongoing and then set up an ongoing search for it.

Can the total yearly maintenance fees just be written off in taxes if im renting my timeahare?

Well, I’m definitely no CPA but my CPA has been for the last 15 years. You treated as a rental property where you could write off the cost and depreciate the total amount you paid for it. Which means you take the $30,000 you paid for it divide it Over 22 years. So that way you could take two to $4000 in tax deductions off of each week thereby making your rental money tax-free and you’re actually getting more money if you’re paying taxes off of your personal tax bill from work or business. However, I do recommend using a CPA because people like H&R Block and things like that will not know how to do that.

Hi Lori! Well, that’s kind of a complicated question. It matters if you own points or weeks? If you own points, it doesn’t matter you don’t need to deposit anything. They will just charge you more points to trade during higher demand times so you essentially get to skip step one as they give you unsurpassed trading ability which basically means you can trade for everything if you pay the appropriate amount of points. If you own weeks, then yes there’s a couple determining factors. Firstly you need to go to the ownership details of what you own and see what season you own in. Then determine which weeks you’re eligible to book. Then go to the Interval or RCI travel, demand index, and see which weeks are the highest in demand such as Interval, means the little dots that are all the way to the right such as New Year’s, Christmas, holidays, etc.… Find the best week that’s the bubble furthest to the right that you have access to book i.e. New Year’s, Christmas, spring break, etc.…. Then book that week, 10 months or more in advance and then immediately deposited it with Interval or RCI that way you have three years to use your vacation whenever you want to go then you have as good of a chance as you can get Then you can relax, and then whenever you decide or wherever you decide, you wanna go always do a ongoing search you will never ever find anything available. If you just try to search on their websites to see what’s available. None of the good resorts will ever be available that way you always have to put in a search for it . Then once you put in your search, try to make it as broad as possible, either a big length of time and multiple resorts. So the best way to do it is, I want to go to Hawaii anytime between June and July and I’ll stay at either the Marriott, Westin, Hilton, Hyatt, etc.… That’s the best way to guarantee to get what you want every year
