Cannot build a House, cannot apply for utilities, has to be in full cash because no bank will loan you, you can only sell to your neighbour, or you wait long long until the authority change their mind and rezone your land and you huat ah and pat yourself for being such investment savvy....and it is not cheap for a land that you almost cannot do anything except sell to your neighbour or plant your favourite fruit tree and sun tan out in the open hot sun with no aircon. Why don't the owner sell to the neighbour instead? If i have too much money, i also wont buy it. I would rather put in the fixed deposits. It is also rare to get a fool to buy this land.

Problem with cheap architects or developers with in house architect is that they have no clue how to keep the pool area private. Might as well stay in a condo and go to the public pool.

In Malaysia, can just set up a tent besides the container and turn it into a car wash place, and serve coffee in the container. Seems like a high traffic flow area.

It is 999 years leasehold which is equivalent to freehold in today’s context. It is not government owned technically or non-technically.
