FYI Uber is not safe for woman. Uber does not require background check. In the United States for at least 4 years now there are lawsuits everywhere for woman being raped by Uber drivers.

Don’t be fooled. Tulum is overbuilt, and many are struggling to attain a return on condo investments. The town is littered with trash, the roads are a mess, and tourism is slowing down in the face of over priced restaurants and hotels in the beach, which is also a mess with sargassum. Greedy developers have largely destroyed this one time jewel that has simply become another over rated commercial disaster.

I'm pretty sure different developers require different down payment percentages. This was my main concern. As a rookie investor with limited funds but aggressive motivation to start investing in Tulum, i still would not be able to come up with 30% down. 10% is ideal

my take as a traveler to Tulum of past my first visit to Tulum was in 1998 undiscovered gem fast forward today its paradise ruined developers destroyed Tulum they paid off local governments to build on Mayan protected lands big money killed a beautiful paradise

You should see the new sidewalks, roads and medians currently being built. The Mayor of Tulum announced recently they've started paving all roads. It's looking great so far!

Has the taxi issue been solved? Can you get to the beach safely and cheaply? Or is it a crawl for 5-7 km and $1000 pesos?

In high season it can get a little hectic for sure. 100% safe to take a taxi but it's also lots of fun to rent a moped or ATV to get around. In a future episode we'll be unveiling the City's plan to help with traffic and boost further tourism including a boardwalk;) We have the inside scoop!

Its good to see optimism but tulum is still an awfull city to live in and probably will be for many more years before it gets better. Would you really advise old people to retire there now ?

Great question, currently it's more short term rentals / vacations with it only having a population of 55,000 residents actually living there (will continue to grow immensely with more long term villas and residential communities slated to be built). We have many clients who are buying, using it for cash flow purposes but with the plan to eventually retire.

Tulum will be kept green until it's not sustainable or profitable which does disenfranchise the locals in the long run. I saw that in my city Cape Town as well. International clients build huge mansions push up the housing prices and basically push out the locals. You'll see that before the international visitors come not much government investment is done then as visitors arrive taxpayer money is spent.

It’s not correct that you can only go to the beach in Tulum when you are staying in a hotel or eat in a restaurant. Beaches in Mexico are public. Everybody has the right to enjoy them.

Tulum grew too much, too fast. Having an airport there now is only going to strain the infrastructure even more. Prices are high. Drugs and crime are rising. I might fly into Tulum, but I would leave immediately to go further south or towards Valladolid.
