It would also help if more builders would build smaller, more standard homes. Not everyone needs quartz or granite counters, 3 or more bed homes. People need to be more intimate with their families in the home. Now they are so big usually you won't see them all day. Just my opinion.

Absolutely! Based on the example given, definitely a non-motivated seller. Listing agent would say, "sellers don't have to sell and aren't in a hurry, they wanted to see what the market is doing..." Yup, it's doing just that, sitting over priced, further getting stigmatized and the listing agent becomes known as the one who over prices and hopes for a miracle.

Exactly! It’s like they’re waiting for the market to perform magic instead of pricing it realistically. In the end, it just leads to more time on the market, a stigmatized property, and a reputation for overpricing. Not a winning strategy for anyone involved.
