It's very simple. I'm a mid 50s Brit, just gave up a 6 figure income, now a Perpetual Traveller in SE Asia. Have your $$$ work harder for you. $30k on an annuaizedl basis goes a very long way in Thailand, Malaysia, ETC.... Im working with a pot of a mill +/-... All about your burn rate, and if your comfortable with the healthcare in a given location.

Personally I still believe in the department store concept, because there are still department stores who use these spaces wisely and drive a lot of success. So I think many of these empty Debenhams store buildings could still be used for retail. Like Flannels for example, they’re rebelling against the trend of cutting down on physical space, in fact they want more physical space, and they want to create bigger stores. Or maybe even shopping centres.

When Katie talks about lease limbo from what I understand the majority of the extension bill would come from the marriage value and if the government plan on scrapping this surely it's better to wait? .They need to give leasholders some sort of guidance.

Hi. Yes the axing of marriage value is a large part of the premium for a lease below 80 yrs. However some people may not be able wait if they need to sell for example. Its likely the axing of marriage value is going to be legally challenged by the freeholders. People need to be armed with all the information to make an informed decision of weather to wait for government legislation or proceed now. Each individual will be different. But yes you are correct axing of marriage value would massively decrease the price for a lease extension under 80yrs.

@@katiejane13uk So if you are not selling would it make sense to wait and see what happens as it will only get more expensive if the marriage value increases, and that's what their talking about scrapping I think we need this new extension calculator as soon as possible.

@@michaelgarment4191 at the moment no one knows time scales and if the reforms will be watered down. That is a concern. But if they are not watered down then yes not having marriage value would be cheaper.

We have no idea how long it will take to come in, if it will come in as there will be a lot of hurdles to get over. The lower your lease the more expensive marriage value and if marriage value ultimately doesn’t get removed then its been an expensive waiting game. This isn’t yet set in stone

@@NatashaCollinsRealEstate so by making the announcement they have basically created more confusion if they were to go back on what was released to the press there would be uproar as I imagine lots of people like myself have put their lease extension on hold as we are talking big money in some cases.

That's not true. Banks are offering mortgages to those on furlough schemes. However the multiplier of how much you can borrow is at whatever income you are getting now. Plus teh interest rate may be higher to accommodate for risk. Shop around.

Just always keep in mind, you will buy a SHARE of a lease. You will never own that property even if by some fluke you manage to staircase up to ‘owning’ a lease 100% The Advertising Standards Agency have forced certain adverts to be withdrawn because they mislead people into thinking they are actually part buying a property, they are not! They part buy a lease, this means the buyer is always a tenant but with out a renters legal protection. Thanks for this very informative video! I really hope it reaches many people, I will share and share it!

When the house price index is released, geeks like me will work out how far prices have really dropped - if at all - and the truth will out. If the people have been lied to then there will be a lot of litigation going on. I hope this is not socialism for the rich and capitalism for the poor! If so, then our free and open government is going to have some serious questions to answer. The Land registry usually releases its excel spreadsheet with address, post code, date sold and price for all house sales every month and right on time... Not any more it seems! A partially completed version is available with limited entries If you sort it by date and check the prices you can find many 25-30% real drops even before covid. FOI question in the pipeline there. If the government had decided to switch off the FTSE screens in March and were allowing stock brokers to sell at pre-covid prices there would be massive repercussions. A Stock brokers would be investigated and charged for mis-selling. Why is it not mis-selling f0r an estate agent/RICs surveyor? House prices and secured mortgage lending have both gone up by 60% above inflation since 1997. Secured lending was 450 billion in 1997 and 1.2 trillion today. My house could fall 50% today and I would still be £30,000 in profit above inflation. The 750 trillion is not real money. It has been created by greedy bankers and it is currency that does not exist. To be clear, greedy bankers have been allowed to make there own currency and it does not work. They can not be trusted as for the third time they have been bailed out by me (I will pay for furlough and defaulted guaranteed car loans). In 12 months there will be 10s of thousands of cars being driven around that I will be paying for. This will be the third time bankers have stolen from me and I am fed up with it. I do not mind paying for all essential taxes for welfare education, health and security etc but I will not pay to bail out bankers for a third time. It is not my fault as I only own one house. The bankers have a song " eat sleep steal repeat. Steal refers to tax payers having money taken from their pay packets that they did not give permission to give to commercial banking institutions that leverage their own money. The government has no money they get it from us the working classes. It better be those that own more than one house that pay the extra taxes this time. The government are stealing from the poor and giving to the rich. Robin Hood will be turning in his grave and it is a disgrace. If I were a greedy banker, I would be quaking in my boots. I lost 133% of my deposit in 1997 when selling my house and I have ever again. We could afford this house because my father in law gave us the deposit. I got compensation for mortgage mis-selling only because I was festigious at keeping records - be very careful folks and keep all records.

Brilliant video. Shared Ownership is a complete con. It is designed to draw in the naive and desperate, extract tens of thousands from them , then either price them out to eviction using rent increases to make space for a new victim or keep them in a debt trap by making 100% ownership impossible. How are people still falling for this?

I think whether Shared Ownership scheme is worth it comes down to two things. ONE - read the reservation notes (service charge rate, rent percentage, rent increases if any, limitations on staircasing etc) - TWO - how much do you currently spend putting a roof over your head? Reality is for most FTBs, they are lining landlord's pockets and will have nothing to show for it after several years. I have spent £40,000 on rent in less than 4 years and even in a Shared Ownership scheme, I would still have built at least 25% of that in equity had I purchased the minimum percentage allowable. Renting is ALWAYS going to be worse than buying, even if you're only buying a SHARE of a home. I encourage everyone to read the lease document, reservation documents and get on the ladder ASAP. Just be smart about it - and you have yourself a cute little stepping stone investment!

Also a lot of what this lady is saying assumes your pay will not increase in line with your staircasing plan. Who is still earning £30k when they're 40, realistically, that's graduate salary. It's the same for anyone who decides to remortgage on their 100% mortgage home - you need to really "move up" in your career if you want to move up in your property :)

The main benefit of shared ownership is that it enables individuals with low borrowing power to move into properties which they could otherwise not afford to occupy - so I don't understand why you are so frustrated. OF COURSE buying 100% is better but if the house you need is £400,000 (to use your example) which would buy a decent-size house in all but the most expensive areas of the UK, and you only earn £30,000 per annum, then a more valid comparison would be "Shared Ownership v Renting" ......................... In the UK, house prices tend to double every eight to ten years, so your share in the equity also increases in value. (And yes, I know that there are occasional blips in the market.) If you rent, you don't get the benefit of any increase in the value of the property which you occupy. So chill-out Natasha; stress is the silent killer !!!!!!!!!!!!!
