I ABSOLUTELY LOVE Chevy Chase! I work Amazon Flex and deliver packages and groceries. When I get the Chevy Chase route, I get so EXCITED!! It’s quiet and beautiful! I rolled up on a block party in one for neighborhood. They had the street blocked. I squeezed by a little to as close I could to the house. I greeted everyone, they greeted me. Once I delivered l, they offered me some food. Super kind people. I got some desserts and those brownies were so GOOD!! 😂😂 They are always nice when I deliver through there!!! 😀

The cost of clearing the property looks ( I’m just a layman) to be the amount quoted for the over all Reno. Considering the location of the building, it seems as the investors would also hire an architect for design input. As you stated at the outset, the building has the appearance (presently) of an old church. For the property to bring a righteous return………those fellows are looking at a couple of million to me. As I said, I have a layman’s opinion but structurally the place has been neglected so long it will take more than just a “dream” to bring it back to its original intent. To be utilized as a rental, the appeal would have to be outstanding ! The young men sound intelligent but didn’t talk much about design, etc. Perhaps their insight is swinging toward an area that is not necessarily homestead.❤

Congratulations on Terrell and his friend on buying that building. Realistically I could see the renovation cost being double of their expectations. I sincerely hope they will be successful in completing the reno and look forward to Johnathan showing the results. The only other issue I can see besides the renovation is the busy traffic. Johnathan you're almost up there to 10k. I remember being a follower when you were at 3k and I hope that your numbers go to 100k. 😊😁😉

I don't want a rental property, therefore I wouldn't purchase it, but I'm happy for the investors. A bit of unsolicited advice for the investors; $100/$150 thousand is not a lot of money, and with a project that size, there is going to be cost overrun. Know who you are hiring as your contractors, because having to constantly switch out contractors can eat into your funds, and quickly kill your project. Wishing you guys the best.

I would keep that entryway floor~~a good clean and polish, it would look nice. I wonder if they couldn't also save some of the bathrooms' black and white flooring? I agree that with time, money, and great help, this could be a great investment. I'm sure the neighbors will appreciate them bringing this house back to its original beauty. Please, please make arrangements to see this home after they finish!! I wish these young men much success!!!

Don't kill young peoples dream. They are young and have more energy. When you get older, you want a house already done or just don't want to move because you invested so much time and money. 21 years in, just put a new roof on a new heater and hot water heater.

It's a beautiful multi-family property that will require $$$$$ to remodel properly to produce a good return per unit and ultimately decent profit. Please get good, honest contractors and be your own project manager. Get expert advice about areas of construction you don't know, to understand and question contractors work, step by step. Otherwise results can fall way short of optimal.

Hello Mr. Montgomery! This house is charming. I especially love the floors. However, $2.9M is too high, given that the kitchen, living room, and all bathrooms need to be remodeled, the lighting throughout the house needs to be updated, and a few bedrooms need closets.
