Thank you so much Scott for this home tour. I'd also like to say thank you for showing us the downstairs storage / extra closet space. So many agents do these home tours and never open up the closet's doors, on top of many other things that are important to buyers that get missed in home tours. But what they forget or probably don't even think of, is that a lot of people are looking for a house that has that extra storage space inside the house to store their Christmas decorations, suitcases, and other items they don't want taking up space in their bedroom closets or have to put in a dirty garage.

The homeowners that lost their homes to the wildfires are impatient and they want to rebuild their houses in the same spot they lost their houses. I heard that they won’t be able to begin to rebuild their houses in the near future because of the debris and poisonous chemicals and other materials that could cause health problems. When will the empty reservoir that holds 117 million gallons of water be repaired?

From insurance agents and companies I have spoken most have crews that can clean it all up. The biggest short term issue will be how long it takes to get plans approved when there is no infrastructure at all

Scott I’m glad a realtor made a video like this. The insurance crisis will be a big problem, a real housing crisis for CA. My wife and I were recently talking about buying a home in the next few years, but if we can’t get insurance then we will continue to rent. The governor already declared a state of emergency, which automatically set in effect a price gouging moratorium. The States AG has already started prosecuting people for this. It will be interesting to see what the city government, as well as the state government will do to stabilize rental rates. Great video Scott; as usual 😎👍🔥.

Sylmar is a dump. There are about 89,000 locations in the country nicer, safer and better than Sylmar with lower housing costs!

89000? We knew LA was big but wasn't aware that huge lol. We are seeing remodeled homes in East LA that are 1000 sq ft in the mid 800's and even 900's.

Do you know how much an exact replica of that house, furniture, pool and all would be? It's easier to start at the top and work backwards rather than the bottom and adding up. When I ask, people in the sales office always act like it's the most peculiar question they ever heard. I would help to know the house price and add or subtract from the total depending on the lot space. Great video by the way. I went there over the weekend and liked it.

Yes Toll Brothers does make some of the better new construction homes. The backyard itself is about 400k. People often overlook that aspect. I would estimate the model all in with furniture and designer features would be around 2.3. Definitely not a question sales people are used to because the builder usually hasn't put a price on the model home until the very end so it's hard for them to estimate. Hello! Boss I saw your videos and was impressed by the quality of your content. However, after analysis, I noticed there needs to be improvement for getting more views and subscribers. You are working hard but the main motive to reach an exact audience is not fulfilled. You are working for your audience if the video can't reach them. That's a waste of your energy and time also. I will show the problem in your video and share how to fix it. Only say 'yes' if you want to grow your channel. Your videos are not SEO-friendly, you must do video SEO to get good results. SEO increases views, If you can increase the views, you will be able to advance your channel a lot. What is the benefit of making a video so hard? If views, likes, subscribers are not? So I say, first organize the channel nicely, SEO the videos and then release the videos, then you will get good results. This will benefit you a lot, you will be able to improve your channel with very little cost. SEO

The demand is there so won't be like 2008 and 2009. Remember 60% of mortgage holders have a rate below 4%. Most of thiese people won't be movingThe affordability issue is real which has the ability for sure to hamper sales in 2025.

Kind of think those upgrades will definitely add up. Wondering how close are those homes to each other- looked a little close-privacy? Guess the maturing of the landscaping will add some freshness and “ privacy”..

We usually find most buyers add about 15% in upgrades to the homes. That doesn't include landscaping front and back yards
