Question, how are you guys handling the 101 degree Fahrenheit? Especially considering with climate change it may only get hotter? I would love to live in Dallas but isnt climate change a concern to you guys?

Haha so I’m not a native Texan so this heat will never be normal. Have a pool, have a community pool, have friends who have pools or boats for lake access & just stay out of the heat for extended periods of time in the summer. This week for example is frigid everywhere but we have spring weather (60-80s). You take the good with the bad.

You can use 121 hwy to DNT to commute to Dallas downtown from McKinney. Its alot better than 75

A famous real estate consulting called Reventing Consulting state this - Almost everywhere Texas real estate drops and will drop more in 2025 except 2 places: 1.) Collin county ( He especially says this - Frisco real estate value in 2024 increased 2.2% with the highest in Texas and will continue to grow in 2025 ) 2.) Houses around privileged Rice university! ** That consulting company seldom predicts any state, cities in the USA the real estate price will go up!

How would you compare Rockwall to McKinney? What is a better option to raise a family and what would you get more bang for your buck?

Both are great options! A lot of folks like Rockwall because it’s more “country-esque”. It’s off on its own and pretty rural as you go further east. McKinney is in the north side of the metro but very much a large city and surrounded by a lot more to do and much more of the “city” life so those are two big differences. Both have tremendous schools. McKinney will have more “to do” around it. Rockwall will have a smaller city feel to it. Price wise - I would say is similar. You can find larger lots in Rockwall - but it’ll come at a price.

Everything you said is spot on! I moved to Princeton about a year and a half ago into one of those new homes after living in Frisco for many years and I haven’t regretted it. I love watching the development happening all around me and understand that I’m going to have to go through the growing pains and play the long game in order to reap the benefits. Same thing happened in Frisco and McKinney, for example… they used to be “off the beaten path” once upon a time but look at them now!

Just bought a 240k house in Princeton at 4% interest rate. Only $8500 total closing costs including down payment. Builder financing. They gave me a fridge and blinds and put 10k towards my closing costs/down payment. It's a Lennar new build. We'll see how it goes.
