The problem is you're calling it an estimate. We call it a "feasibility study". We charge 1500 per hundred thousand.

@@theaspireinstitute631 I agree 100%. The problem I'm finding is that people have a hard time seeing the value in a service such as the one we speak of. There's so many hackers out there and clients/customers don't know the difference.

Keeping the great construction crew you spent countless hours recruiting and training will help your bottom line. Replacing a laborer can cost 15-25% of the employee's annual salary. Showing your employees they are important to you will also reflect in the product at the end of the job. Happy Employees = Happy Customers = Happy GC Owner.

I just posted a blog explaining more about shifting from Markup to Margin. I am working on putting out at least one blog a month for our company (Aspire, obviously LOL) to keep information flowing that will hopefully improve the lives of GCs.

AE firms always will get things signed before designing anything. They will get eviscerated if any accident gets traced back to them. It’s not cheap, and certainly not a path that makes sense for simple projects.

Very true; for small projects under a few thousand dollars Pre-Construction Agreements do not make sense. When building or remodeling a new home, PSA's have a variety of valuable and unique benefits to the GC and homeowner, such as defining the project's specifications, ensuring that all aspects of the design, materials, and finishes are clearly defined and agreed upon by both parties (also allowing the GC to preorder finishes ensuring they arrive on time AND that they are not back ordered so the client gets what they want). With a PSA, the GC has the time to itemize all anticipated costs, including materials, labor, and overhead expenses, for transparency. PSAs also help homeowners understand the financial scope of the project and avoid unexpected expenses down the line; setting clear and realistic timelines for the homeowner, crew, and subs and having the full scope of work up front helps the crews work more efficiently and reduces those dreaded change orders for the homeowner. For a new home or residential remodel project, PSAs are a no-brainer.
