From the Wise County Messenger, January 16 2025 “An individual is entitled to defer the portion of appraised value of property they own …..” Although the tax collection is deferred, interest continues on the unpaid portion of tax at a rate of %8 per year, and the deferred tax remains a lien on the property.

As a child i lived in the historical area of downtown and I went to daycare at the church next to the Faust Hotel. I often saw a female figure floating in the window of the hotel when playing on the daycare playground. As a preteen, i would love to go exploring in dilapidated buildings. One of those being the Schmitz Hotel. I would hear unexplained sounds and see dark shadows darting about. I wonder if anything is still seen or heard now that its been restored? I have no doubt there are souls left behind in multiple buildings downtown!

Rather have freedom to do what is best for my home then going into a HOA bylaws rules to fines. Plus anytime they can raise the HOA monthly fees on you. Even put a lean on your house not paying your fines then go into an auction.

Like everything else, having HOAs or not having HOAs has its pros and cons. Depending on the type of buyer you are, you need to decide that carefully. I'm a non-HOA type of guy. It's all about having the freedom to do what you want.

I would never consider a HOA home. Looked at some land years ago to build on. I loved it but couldn't live with the restrictions.

Most don't know hOA's can take your home if yon miss a couple psyments. They played games with our mail and we had to get a lawyer to save our own Home. Yes, it's true.

Raad, I believe a reason why 78132 average price has plummeted is because traditionally that area only had acre or acre+ homes. Now, there are an incredible amount of new home subdivisions going in and for sale such as Meyer Ranch which will crush the average selling price.

@@MrRobreg they definitely did 2021-2022, when homes took 8-12 months to build. We had one take 14 months on a production house. A comedy of errors, 9 different CM's. The market has slowed down considerably since then allowing builders to control their trades and quality. In less time. Still need to get that third party inspection though. That's key

Do prospective buyers think to spend some time in that area during the day, and especially at night, to hear all of the roaring of vehicles coming from I-35? That highway is VERY loud and I doubt that they plan on putting up sound barrier walls along the highway. Also, I've heard that the homes on that side of the highway have structural problems due to settling and heaving of the ground. Do realtors inform buyers of these issues?
