这一个发展项目根本就是一个玩笑 this is a joker development 质量根本没有好到哪里去 quality just so-so 价格根本就是超过当地周围房价价格的项目 selling price is higher than the nearby housing project 我去看过了也访问过其他的买家,开什么玩笑,窗户的框架根本就很松,开没有几下那个铁就坏了 i talked to other owners too, seriously just a joke, the window frames are loose, open and close a few times , damaged 还有买家投诉修了好像没修,搬家进去了,发展商说你弄坏了不在保家里面了 some buyers complained it's not nicely fixed, after moved in, their staff said you damaged it, no longer under warranty 还有那个车的电梯,只有一个,动不动就维修状态 the car elevator just 1 unit serving so many cars and always under-maintenance 水管一直爆 water pipe burst 弄了又坏 repaired and burst 还不允许人家把真实状况发到网上,有看这个留言的网友们你们留意看这个评论多久会不见或者偷偷被删了/ 隐藏 , 我KZbin所有评论都被删了 :D yet you don't allow people to speak facts, all my comments are hidden and deleted including youtube's comment 别傻了,真正的好东西才轮不到台湾人买,这个发展商在本地还有香港有些瓶颈了,只有傻瓜一群的台湾人跑去买,他们看到台湾人的市场,所以他们才找台湾人来打广告,也跑台湾推广,剩下100多间

I observed that the sky above this condominium is quite busy, as all flights landing at PIA must pass over Queens Waterfront. The noise from these landing and departing flights is a serious concern especially in the future when the govt want to expand PIA.

But this one overpriced too much. You can see the quality of the units are not much different from the other projects by Ideal. Only the facilities are better and near the mall doesn't worth that much. Malaysian always drive so there's no need to live so close to the mall.

Thank you for sharing your thoughts! Yes indeed, if buyers focus only on house size, the price is way more ahead comparing to the properties nearby. But take a deeper look to its building amenities, building specification, location, tenure, views, rental income, conveniences nearby, the price does reflected its value. Taking Q1 as a classic example, the price for Q1 at the time when the developer launching is the highest among all in that area. Eventually the rental price surprisingly high & good due to very convenience (walking distance to Queensbay Mall & high end shops downstaits, etc.), so the house price had increased by around 20%. This is not overpriced. Another 5 years after 1M is a lowest entry price for Queens residence. Q1 &2 price still increasing yet due to demand from secondary market. If you think Q1/2/3 are over price then you should notice Q4 which going to be close to rm2000 PSF soon. You may still saying over price but time will tell.

Thank you for giving valuable feedback on our video, yes we do visit and review only unsold properties on the market. But our team do give unbiased comment and feedback to our audience, we just comment what we have seen, decision to buy or not to buy is based on audience. By the way, introducing unsold unit by developers doesn't really means we are finding water fish, as what we wrote on the title, "helping client find own stay or investment opportunity". During consultation will listen to our client's requirement and needs first before ask them to purchase, also we will give them expectation and possible problems when they own the property. If they can accept it, only they will make a move to proceed. Most importantly all clients are happy of what they are owning but not just looking at the price point, many other factors will influent their decision. Most of the houses in Penang is non bumi lot, right? Never heard malay rezab and bumi lot anymore in every development - every malay land/lots all being developed and convert to non bumi lot as far as I see?

Great view. Layout is a bit strange, especially the small balconies from the bedrooms, but better than nothing. Like the wardrobes all the way up to the ceiling. Biggest downside are the tower names, Elaine and Chloe are nobody to me and many others. If they are named Churchill and Einstein, or simply A and B, would have made a difference to me.
