Colonial Beach, Virginia got this adopted several years ago. There are specific requirements to make them "road legal". The town charges an annual tax and issues a sticker that must be displayed on the cart (so you don't get a ticket). These are legal to be driven on all the town streets and roads.

@@GreaterIndianapolisLiving I think they are not supposed to be enhanced for more speed than what they are designed for. I also think one passenger per seat. These are my opinions and casual observations will show that others seem to think differently (speed and capacity). That being said, the governing body should set these standards, as well as requiring what constitutes road worthy (lights, horn etc.).

Never buy or build with Lennar....HOAs are ridiculous. I was told I could not have 3 dogs (I do), a fenced-in backyard, and they would mow my grass, snow removal, bushes trimmed, etc. All for $850/year HOA. I gave them a middle finger and built a custom home with Granite Ridge Builders. It is gorgeous and I have .5 acre fenced backyard, with a pond behind me.

HOA's, can be good or bad, depending on your views. HOA CCR's are there to review before making a choice to live in a HOA community. If you think HOA community's are bad, try living in a Condo... many limit your pet to one. Not one cat, one dog, one bird, etc... it is one total. Then they will limit the pounds of the pet, some <15#'s. I always suggest reading the HOA CCR's, this is the bible and you must be presented it before purchasing a home. Good luck in your future...

Undoubtedly D.R. Horton is one of the largest builders serving all corners of these America. All new homes are beautiful. It what you do to the home once you move inside. Once you add your furniture, paint, pictures, and personal design it becomes your personal sanctuary. French doors, windows, cabinets etc should set the personal touches before your move in with the furniture. Your lower level the colors should be consistent or at least on the same color palate. Today’s homes have mix and match designs. If you are doing Craftsman style do Craftsman designs. If you are building colonial use colonial designs. If it is Cape Cod or modern the same. When you stated all wood floors go throughout I totally agree. I was a great 👍 call. The homes built during 1780’s and 1880’s have great architecture, structure, character, and charm, like cast iron tubs etc. However homes built today are much more energy efficient I loved beautiful homes since I was a little girl. I would drive through the Johns Hopkins University campus through Charles Street route in Maryland ⚓️ just to look at the homes.

Love the layout of this model; however, I'm not sure I trust the builder. There are countless stories out there for poor craftsmanship and they're not wanting to fix severe issues on new construction.
