The problem with the Kakaako development is that 90% of the buyers are not on island. Most of the buyers are from out of state. With all the buildings and units in the area you would think this place would be flourishing with business and people but it's the opposite. If you come here at night it's a ghost town, actually most days it's a ghost too... a lot of business have folded up due to the lack of people in the area.

The only thing that's slightly off is that the total number of Sales in Hawaii are trending downward and that parallels the current National market. Hawaii home listing values have flat-lined as well and not escalating the way they had over the past two years. With rate hikes at 7%+, you can expect a massive cooling off of Mortgaged-based offers in Hawaii. That leaves all-cash as the only sales that will likely close for most properties for the next couple of years. I say years, because none of the Heavy Econ. Forecasting Authorities can foresee Interest rates coming down any time soon. AND nobody expects a return to the Golden Handcuff 2% Interest rate Market any time soon either.
