Testimony - hubby of 43 years had a burst appendix a blockage and a bowel perforation in October - spent 12 days in hospital - because of his age he had a 50 percent chance of dying -they waited for 12 weeks to operate - interval appendectomy - the appendix was reinfected and his abdomen was horribly infected - so grateful to my God and Lord for the blessings of still having my man - life is fragile- his surgeon prayed with us before the surgery I loved that but I bet he gets flack from some in todays society

Hey there, Jessie-I used to work for a mortgage company. Let me give it a try on explaining how escrow works. 😀 You probably already know, that a portion of your mortgage every month goes towards your escrow (to pay property taxes and house insurance.) If your monthly payment has went up, that means either your taxes and/or your insurance has went up. I'm just gonna make up some figures to try to explain it. Your mortgage company will use the previous year's insurance and tax amounts to pay the current year. Soooo, let's say your yearly homeowner's insurance for 2023 was $1200 and your property taxes was $1500. Your mortgage company is going to assume those figures will be the same in 2024. BUT if they get the bill for your insurance (in 2024) and it's $1700, that means there will be a shortage. (Likewise, on taxes, and sometimes it's BOTH!) SOO, they are going to collect for that shortage AND assume that it's going to be $1700 the following year-in 2025. If your payment goes down, then that means one of the two (or both) has decreased. That's why you may get a check in the mail for the difference, which is the surplus. (Some people will send this check back and request that it go back into escrow.) One way to avoid a shortage is to send in extra money and designate it to go towards escrow. If you call and ask them how you can bring back down your mortgage payment, they will give you the shortage amount to send in. But even then, it won't be the exact amount. If there is a huge decrease, you can ask them to reanalyze your account. I hope this makes sense. It's really difficult to wrap your head around it, and even then, most customer service reps won't fully understand it all. Most mortgage companies have a separate escrow department. Hope this helps! 🥰
