Probably 1/3 the price of equivalent San Jose homes, not 1/2. For just less than 1/2 the sale price of our old home, we got a 40% larger new lakeside house. And our old home was 50+ years old and in rough shape.

Well I lived in Patterson in 1987-94 we lived out in the country. We loved the Apricots Fiesta. Our family left due to dangerous conditions. I was in special education where children with psychological trauma but very poor social skills and low English skills would threaten most the school. The city park was full of men drunk by 2:30. While at Los Palmas Elementary school there was a death threat from the gang to our family. There should be a big house with white stucko and a red tile roof, the house is on Sycamore drive. Years later I found all but a few in that class are still alive.

Right side of 580 is at risk. But the left of 580 toward LA is a minimal fire risk zone.

No part os safe. I grew up there all my life. Lost 3 cousins 1 best homeboy and many many people I knew personally to gang violence. There is no safe space except maybe but the gated area by kn and out off march lane by the old in and out with high security big walls.

The only thing iike about manteca its 20 min away from Modesto Stockton Tracy One hr'is away from Sacramento Sonora San Jose But im original from San Jose So to me Manteca, Tracy, Modesto and Stockton all in one city to me..

We moved here too from the bay. Yes you can have a beautiful house cheaper. To commute to the bay area for work is a nightmare I would never do it again. Unless you find work close . Negative for Manteca no good restaurants, not enough hospitals or Doctors . If you don't mind you just have to drive for everything

Very true, Manteca does have it's opportunities like any other city, but overall I would still consider it one of the most desirable cities in the area for a variety of reasons.

1:54. Well San Joaquin RTD does run buses from Lathrop to Stockton, Tracy, and Manteca within San Joaquin County and also a bus from Lathrop to the Dublin Bart station. There is also their Van Go on demand service available. But yeah there aren’t really bus routes to go within Lathrop

You’re very welcome, happy it helped! I’m skeptical on them. I tried to take a buyer out there before so I called to schedule an appointment. Out of the 5 times I called they never answered once. Not a good sign if a builder won’t answer the phone because when their buyers have questions, you’re going to want your questions answered, mostly for such a big purchase. Now if you don’t have an agent I could help and actually go to the office when that happens, but I personally would look for other builders if you decide to go at it alone. Responsiveness by builders and their sales reps is important. There’s way too much money on the line to not be. Hope that helps and feel free to check out the other videos. I have tons of content on River Islands. 😁
