Do all HUD properties have to abide by these life expectancies and wear and tear guidelines? Just wondering because alot of tenants have moved out and received huge bills. Like in the thousands. Theres been quite a few in the thousands. So everyone is scared to move out. One girl didnt even live there for a year and they charged her $4000 for carpet replacement.

We were never notified of a court date or served any thing. The Guy shows up to change our locks and we told him we have never seen this eviction papers. He said he would talk to sheriff. Sheriff came back and he was very nice to us but he was very angry. He couldn't find anything in his system that showed we were to be served. Is there anything we can do? We have 4 days left. Please help if you can with any information. Thank you.

You failed to state that it is a board of directors that approved the budget and not the management company, or the HOA manager.

What if tenant has no Lease but has lived in residence for for 6 years before new tenants move in beside them with vicious dogs.We are threatened nearly every time we step outside and Landlord knowing does nothing can we refuse rent till dogs are removed or a fence is put up?

My manager is tampering with my car. She wants my parking spot. I have an older vehicle that works but I’m not able to drive because of nerve damage for now. So now she moving the oil pan from under my vehicle so she can claim i damage the property. Now she’s put a slow leak in my tires are going flat. I can’t prove it…help!!!😢

Landlords breaking in without notice and scaring me half to death as I woke up and noticed hall light on. I peeped around the corner and saw landlords in foyer with my air filters I had changed recently. I told them to get out and Mr landlord yelled at me stating it’s my house. They won’t let me out of lease. Cops said they are mean

A property manager is NOT ALLOWED to lose their cool. Client comes first. Thyre not just tenants but clients. It's where the rent comes from. Above all, do not look down on them and be arrogant. No rent, no business.

If my lease is ending am I required to give 30 days notice if my lease term was longer than 1 year. I have seen many resources online including this one that it is required for "month to month" leases which I assumed would mean it renews every month. My lease lasted 15 month with payments made monthly.

You talk about this as if every landlord is going to win the eviction case. What you don't talk about is what happens after a landlord LOSES in court, which is what you should also include...

Can you tell me what form I need to fill out for the probate process on real property. My MIL passed away owing $1000 on her contract and we were named as alternatives on the contract but now the landlord doesn't want to comply and "doesn't remember" a contract. Please 🙏

One problem that I have encountered as a landlord on at least two occasions is that the damage done to a rental unit by the tenant exceeds or greatly exceeds the amount of security deposit collected from the tenant. If I require my tenants to obtain rental deposit insurance, will that insurance policy only cover up to the amount that the rental deposit would’ve been had I not required insurance? Or will it cover 100% of the damage that is attributable to the tenant‘s misconduct?

The Landlord is allowed to enter the accommodation and rape your asshole as they wish.....the Tennant has no rights to defend themselves, because the law courts, just like prostitution support those who have the money, especially in the matter of Government Housing

We had a 1 year lease agreement here in texas from july 2023 to july 2024 before our rent ended we contacted the property manager to renew our lease for another year. The property manager is planning to sell the property and inform us via text that she will extend our lease for another month (august 2024) and our new lease will start sept 1, 2024 - sept 1, 2025. We kept asking for our new lease in august and the property manager informed us that the owner did not approve to renew our lease but she is still working on it. We were in so much stress not having a lease agreement so we decided to find a new place. We sent a notice to the property manager on sept 1,2024 that we would like to move out by end of the month but the property manager dis agree with us because our previous lease agreement states our contract automatically goes month to month and we are required to provide a 60 days notice. We already have a new place beginning 1st of oct and afraid to pay 2 places for rent. Please help

I have Cerebral Palsy and I'm going through a situation where I could use some guidance and someone to talk to. I filed a HUD complaint against my apartments and won. Now, I'm facing homelessness out of retaliation. I've been just about everywhere trying everything to get the help I need in time. I need to be out by 10/7/24 I'm not asking for money. Maybe just some direction where to go for legal help. There's a lot more... A LOT more to my situation and I'm trying to avoid being homeless. Especially when I know I've been targeted and exploited.
