Many of my lib-friends are now talking with more hatred towards the right. All while we remain silenced or else. Now that 90% of the freethinking-conservatives have moved away to places like Idaho, it's near impossible to find similar friends here. So we've decided to hunker down and stay focused on our path to freedom. It's only going to get worse as the election comes up and who knows what's going to happen after that. I have thought over many scenarios in my head if either one gets in the WH. I honestly think that our economy won't be a priority for either. I think the reason why most people are moving there is because they are political refugees.

It's an excellent city for people moving from SoCal. Nice warm weather (best snowfall is only 4.5 inches), luxurious amenities like tanning salons, and ethnic cuisine. The Minut Market on 7th Ave N. has the best JoJo's money can buy. Let's not forget the close proximity to Boise. This is truly a Californian's paradise right here.

Government needs to stop raising taxes and quit wasting money. Cut government by at least 50% to start with. Stop shoveling money to other countries. Stop shoveling money to special interest groups. Stop funding 90%+ of people on welfare that have no valid reason to be on welfare. If you're making more than 500k off your home in 2 years, you should be taxed heavily on it. The insanity of the housing market is a big reason our economy is as screwed as it is right now. A run down home built in the 70s with crap land should not cost as much as it does now, housing is artificially inflated beyond belief.

If buying a house as a couple, you’re allowed $500,000 net profit on the sale. If you bought it for $800,000 you can sell it for $1.3M without a problem. He explains this the video.

The Cost Basis absolutely factors into what is owed when we sale something and determine how much we owe in taxes.

Yeah. Your confused. No worries! Say I bought the house for $200k, 10yrs ago. And I'm single (not married). Sold it for $1m. Made an 800k capital gain. Then after the 250k "single" tax exemption, if I live in the home 2 out of the last 5. Then I made a "taxable" (net) profit of 550k. 550k is above the 20% capital gains tax threshold, plus has the NIIT. So 23.8% capital gains tax total on 550k. 😁

Taxes on 'capital gains' are themselves already massive fraud, as the 'gain' is measured in dollars and the dollar is a fraudulent medium due to intentionally structured devaluation, also known as inflation. Inflation is government theft through fraud and outright lies. Taxing unrealized gains is a red herring designed to distract us from the already massive fraud of current capital gains tax laws.

Very good analysis and comparison to previous crisis. Also need to mention that stock markets will not do well through this period. A correction in the stock indices around 40% seems to make sense. I actually think that the stocks will sell of first to give "message" and "order" to Fed to immediately cut rates. As always, Fed will try to save the asset markets before the sell-off fully plays out. This way, emergency cutting the rates to 2% seeing their beloved stock market sell off. Remember the emergency cuts in the beginning of the pandemic panic. The markets will not give the Fed the chance to "gradually" lower rates in an orderly manner to whatever they think the neutral rate is, instead, all will be done in the face of chaos, destruction and panic. Because the Fed never lets the markets be free and play themselves out, instead it always aggravates the business cycles through overdone government intervention. So in times when we are not supposed to get a crisis, we end up getting one. I do, however, think that the real estate market, especially on residential side will be much harder to move down compared to stocks. US residential market seems to be exceptionally strong and in shortage. For the Fed, asset markets are EVERYTHING, way more important than your unemployment rate (a.k.a plebs), or inflation rate (again for plebs). In other words, Fed cares more for rich people rather than the poor. This is very clear in their policy. Instead of arguing why real estate prices will go down, we should think more like what the Fed will do when the assets go down in price, and how they will try to save it through their "Fed Put", which is their actual mandate NOT unemployment or inflation.

I see that you added on. Very well said! The Fed and the Government TRULY inhibit the markets to be free and play themselves out. And its always government intervention that doesn't let it play out. Got to save them votes...amonst other things. I can't stand the hand in hand relationship. This time through (real estate)...also agreed. The residential side will be much harder to push. Although it is pushing itself right now, for a variety of reasons (inventory). Like lifestyle changes and basic cost of living. So the "shortage" is shifting. But you're right, as a whole and over the years compared to population, housing supply is down. Anyways...back on point (lol)....the broad sword of the Federal Funds Rate has already had a tough time breaking the back of RE. And with the elemination of predatory lending, it going to take astronomical unemployment levels to create another 08'. It isn't going to stem from a laxidazical MBS market. And with the asset being the mortgage itself, most Americans will sit as pretty as they can, for as long as they can. I actually think that the Goverment and the Fed are working hand in hand to create disruptions in the RE Markets. It's one of the last bastions of wealth in the US for middle and even some lower classes! Why have the banks lose money to the average "possessed" low interest rate mortgage and a high Federal Funds Rate? For example, the DOJ has been pushing against NAR. A basic push against effective Real Estate transactions. Also, the FFR itself... holding it for longer. Not to mention inflation. People living off credit. All receipes for created disatser. You're absolutely right. I'm actually quite worried about the stock markets. The S&P is most defintely bubbled. The asset markets and their precious banks are the Fed's primary concerns...agreed! Its unfortunate that the BS hand in hand relationship always plays its part to affect us "plebs." Its quite sad, actually. Protect their assests while burying the poor. Sound a lot like a socalistic State push, if you ask me.

Low interest rates plus great equity built-in the homes give the stable sellers all of the leverage in this real estate market. Due to wage stagnation for the last forty years, even if a seller reduce his price 20%, buyers still cannot afford to buy, and if the fed lower the interest rate the price of homes would skyrocket. So, what's exactly is going on in major real estate markets that analysts do not want to except? That 70 to 80 % of people will never be able to buy a home. We essentially reset to a renter market and thats the new reality.

Well, what it really gives sellers is a HUGE "asset." That would be the mortgage itself. Can't blame the homeowners that purchased when interest rates and home prices were low. I also wouldn't really say that the sellers' mortgage and equity give them "leverage." Why? Because they are subject to competition when they try to sell. Which they are seeing as we speak. Supply and demand. If they could sell their set mortgage along with the sale, then yes! You'd be most definitely right! That would give them MASSIVE leverage. Who wouldn't fight for a 3% mortgage right now?! See where I am going with that?... However, they can't. Unless it's a VA loan. VA loans, in cases, being assumable. Im guessing though that you meant "leverage" by the fact that their mortgage is an asset, and they dont have to go anywhere (they dont have to move). So, just to recap. Because they have a low mortgage interest rate and equity doesnt mean that they are not competing with anyone else in the markets when they go to sell. What it does mean, though...and I believe th epoint your trying to make, is that they can sit pretty with the mortgage being the asset itself. Which you said. You're right. It limits home availibility in the markets for sure. That's not good for home prices, or for banks. Trust me, the banks HATE the fact that the Federal Funds Rate is 5.25% to 5.5%, and the average mortgage is sitting at about 4%. It means their losing money. It also means that they are going insolvent. That's a bad thing for us all. The question would be then, why didn't more take advantage of the GOOD times when they were here? Turst me, I know of many that thought the markets were going to crash back just a few years ago, too! Will the good times come back around again in the markets? Yea, but its going to be sometime now before that happens. While I will agree with you on the stagnation of wages (most definitely), I hate to be so generalistic in this response... but if one is not making the money to survive, or excel... then its hustle time. The money is not going to fall into someone's lap. An trust me, the Government want you working more anyways. It means more tax revenue for them. Sad. If home prices come down another 20%, and the interest rates came down with them, then if someone didn't do everything they could do to get into a home, they would be foolish. That 20% decline in home prices would deminish quickly as buyers would surge into the markets (you're right), but the window would be open for a vast number of buyers in the US. Again, you'd be shocked how many had this window open before the pandemic and did nothing about it. The real estate markets are not easy... and never have been. Under any economic situation. As far as the renters market... well... if we have another major crash. Like an 08' style crash. Then you'd be right, again. But not in the way you think. BlackRock, Vanguard, and State St. would just come in a swoop up a majority of the homes in the US. Since there is no legislation preventing against it. Mike, friends of mine just moved into a new home that they had built for them in Star. They signed the contract 8 months ago. At what point of this process is it considered a New Construction sale? If it's when the house is completed, then data influencing new home purchases could have an 8 month delay because of this.

Sorry, I need to make certain as to not stick my nose where it doesn't belong, according to regulations. Even if it means having to probe a few times. I hope you understand. So...the answer to your question is a local one. Let's cover it. First off, your questions is a "little" unclear, but I'm 99.8% sure that I know where your going with it. So let's just cover it all. LOL! Overall, to place your answer in a "relative" nutshell... yes, the "local" market data can influence value throughout the course of the build. But again, it's determined on a "local" level. It does not specifically go off county stats, like I present. That would be too broad. It goes off local/nearby comparables. These values are officially determined by a licensed appraiser. Make sense? The original, agreed upon offer price can still be affected by whats going on with local market conditions, during the build. Hence why appraisals are done during escrow. Especially if someone is purchasing the home with a loan (there are some work arounds to appraisals, even if using a loan, but thats another discussion)... At this point, I also need to be clear that I am not a licensed appraiser. Any questions regarding, or of appraised value itself needs to be bounced off the/an appraiser. ...Any new negotiations opened because of the appraisal results are usually subject to the contract terms set with the builder and/or the purchase and sales agreement (RE-21). Usually, builders have their own contracts. Sometimes those contracts work in tandem with the RE-21. Depends on the builder. This is key to understand (the contract terms)! New negotiations can sometimes commence/come to terms via the appraisal results, sometimes not. Again, depends on the contract terms and subsequent negotiations with the builder. Any new price negotiations, based on the appraisal results, are negotiated upon if the appraised value comes in lower than the agreed upon purchase price. So again, and I need to make this crystal clear. My market updates are on a county level/pattern to show what is happening overall in the counties. To give my viewers a conceptual idea on how the markets, AS A WHOLE, are reacting in the Treasure Valley. Any value, in this case, would be made on a specific local level. For example, what is happening in a local neighborhood in Eagle is going to different than a neighborhood in Star. So again, this is determined by the local area, to determine a possible gain, or loss in value. Based on all of this, who knows "exactly" what happened to the value of the home over the course of the build? The value may have gone up, or down during the build process. Sorry, I was not the agent representing this transaction. ...Of course, if this is what your concerned about... But I can say this for certain, just like when the home was being built, and to now... the home is subject to local market conditions. Hopefully I haven't beat this to death. LOL! Hope this helps!
