Can you provide advice on how to research Due Diligence on properties in Costa Rica listed as Se Vende. How can you locate the cadastral survey? I understand that the National Registry documents are available to the public. Do you need the owner's name or a survey number to locate property documents? Or, is there an index map to locate cadastral surveys without contacting the owners? PS. I am a CR resident looking to invest.

As a "tourist" the bank transfers to banks here have actually cost a lot of money each month when paying rent and bills. It also takes longer around 3-4 days!

been living in jaco for about 4 months now, it’s nice but certainly this guy is on the money. the most recognizable landmark in the town is skyscrapers of a failed luxury resort-style apartment complex. have friends building houses in and around jaco and i just don’t see what they do in the area. quality of work you get for your money is also abysmal here in my experience and in the experiences of those i’ve met while being here.

Well I have lived here for 12-years, and I know of over 100 people murdered here, less then 3<5 solved and Costa Rica is now a Narcos State, so you must live in a Caribbean cave

This a great episode and I’ve found some good value. I have a problem with my business structure and how the high revenue puts it in the highest tax bracket even though its profit margin is not reflective of its revenue. It seems I may need to have several companies to stay in best tax brackets. Do you have an episode on navigating business structure to minimize tax with regards to subdividing corporate structure and tax bracket allocation? Thank you!

It's a less mature market with as not much demand as the Pacific. It may get there one day but based on hotel ADR it won't be for another 5-10 yrs

I loved Puerto Viejo. You didn't mention the music scene, which, like the food, is by far the most vibrant that I've seen in Costa Rica. I'm not sure I agree about the crime and the allegations of racism though. A German man was killed a few weeks before I got there, taking photos of the sunrise on the beach, and most people I met that lived there had been mugged. It was weirdly normalised. Limon serves access to Europe and the East coast of the US, so it's well known as the drug and gang centre of the country. It's not racist to state a fact. But it was a few years back I was there, perhaps things are better now. Then again, it seems a Canadian man was killed last year doing exactly the same thing at exactly the same place. These things just don't happen in the UK, or the rest of Europe. Living under effective curfew isn't exactly relaxing.

I lived in Puerto Viejo for 6 months when I first moved to Costa Rica. I think Shevonne provided a very honest overview. I, like her, saw a need for a sports center, and I had initially intended to open a martial arts gym in the area. I didn’t, only because there’s just not enough humans with enough expendable income to be able to cover even the basic overhead. It looked impossible to recoup your investment or make even a small profit. (That’s probably why it doesn’t exist there) As far as crime. I was only attacked once physically, but luckily, he wasn’t a very skilled attacker and I was able to handle the situation without much drama. The annoying thing is, everywhere you go in puerto viejo centro there’s people openly asking you to buy drugs. They don’t care if your with your kids or family. While I didn’t find it outwardly threatening, I could see how some people could. It would be an easy fix if the police put in half an effort to stop it. I found the real estate much more fairly priced than other beach areas. Just be careful with buying in the Kokoldi reserve area of Cocles. And lastly, I agree that Cahuita has a much better vibe. It still feels very Caribbean and less gentrified.

Great stuff. I agree more in the direction where Richard was heading, that everything is "naturally" organic enough already in Costa Rica, some direction and orientation and planning (state and/or private) in this field would be positive. Maybe pairing health tourism (more of the formal heath attention) with wellness can do a lot for the already positive image of the country overall (i.e. postpandemic handling in health indicators as a country) and for wellness entrepreneurs (yoga, retreats, nature gazing, adventure stuff) Also more professional, specialized vetting of wellness can give it a safer and more appealing take for investors and its pairing with hospitality...

I’m assuming the ROI percents are based on zero financing. It would be helpful to have an idea the PM management fee percentages, insurance , maintenance , and capex in your ROI estimations. Also I’m sure the assumptions are low to no owner occupancy in peak periods. Would be interested in the demand for mid term stays. I would think that as people like us who love CR but want to explore multiple areas before purchase would like to see opportunities to stay 3-4 months. Right now from our experience that is a missing product available and could be a good build

Correct, 100% cash. The PM fees are usually 20-25%. No wonder occupancy. I agree lots of demand for these products.

There are going to be 10,000 units built in the next few years between Herradura and Hermosa (Puntarenas), this is where the biggest boom is happening in my opinion.
