First off, thank you for noticing our post and commenting. I understand how values can seem over inflated when looking at lakefront properties here at Lake of the Ozarks. We have seen tremendous increases in our values here at the lake over the past several years (107% on lakefront homes since 2018). You are correct this home was once listed at what seems considerably less, but the price was 5.95M, not 4M. However, that price did not include the two estate lots on either side of the home, nor did it include the dock or furniture. When taking all of these things into consideration and the 107% increase in lakefront values, this incredible home on a one of a kind lot is actually a great value. It truly is one of the nicest estates here at Lake of the Ozarks. Not trying to argue, just want to be able to justify our price, i’d do the same thing for any home we were selling. Thanks so much.

@@lakeoftheozarksrealestate sorry I stand corrected Why I asked is my wife and I are looking seriously into purchasing a summer getaway and have boated into this cove to see it yes it’s a beautiful place but as a general residential and commercial contractor, I really have no idea what your costs are for remodeling updating this home is, my people won’t travel down there if they do, the cost would be astronomical

@anthony8864 Please don’t apologize, I totally understand how things appear sometimes, I appreciate the comment. You are not joking- construction costs are crazy high! I know the home isn’t what some people are looking for, as it isn't modern/rustic, or the industrial/farmhouse look (what we see on HGTV now), but it is beautifully done in a tuscan/mediterranean style, that truly is one of those timeless styles (although not for everyone).
