Why a property is too long in the market? Agents are so lazy, negotiations is not longer being praticed...subject to the appraisal $$ Realtors do not want to show a propety. I live in Memphis, does race matter.

Love the insights! Avoiding emotional attachments is key. It’s so easy to fall in love with a home but keeping a level head is crucial. I bet realtors could use something like ReelSane to whip up video guides on these topics without the stress of being on camera!

I have lived here for 20 years and Rosslyn is great...like the Brooklyn of NYC! And tourists CAN be spotted a mile away, especially families/groups that walk slow & are staring up at those tall buildings. The locals are heads-down and just want to get to the Metro station quickly.

First thing is, do not follow the home inspector around. Unlike HVAC techs, plumbers, roofers or electricians. Home inspectors have to look at the ENTIRE home, they’re not just checking one specific system. Home inspectors have so much documentation to get done in a short time frame with many flaws and problems to inspect for. Let them focus on your property, on the house (HOME inspector) not on you. Second thing is do not assume that a bigger company is better than a small company, usually the “bigger” home inspection companies are digital companies with 5+ overseas virtual assistants calling agents (like this one in the video) 6 hours a day from the Philippines or India to generate inspection bookings. Also the “bigger” companies take upwards of 70% of the commission paid for the inspection from that inspector. In my opinion when it comes to what home inspector you choose NEVER go with the cheapest one, those guys only do the bare minimum. Pro tip - usually the cheapest ones are the companies with the wife answering the phone. Last thing, in my opinion what’s most important in the transaction is the REALTOR you choose. Finding a TRUSTWORTHY qualified expert agent (not a cool KZbin, TikTok, instagram one) that doesn’t tell the home inspector to “not kill their deal” is a very hard task! If you can find a high quality realtor that cares more about your happiness with your home purchase more than their own bank account and you closing on the property, then that high quality realtor should also have high quality home inspectors on their list.

Im curious as ive noticed in anchorage alaska tax assessment to asking price 4 yrs after covid is still scewed something like 50%. I just saw a home for 550k with an assessment of 360k

My home inspection was $1013, but I chose a few add ons for peace of mind (radon testing, sewer scope, and termite inspection).

Of course, if the home is overpriced and doesn't reflect its true market value, then the lowball offer might actually be well within where the home should be priced in the first place!

Three years down the line, things break. That's what home ownership means. First Time home buyers think that they are entitled because they are so used to calling maintenance. They need to realize that things break. And they need to learn to take responsibility to fix it, because it is their responsibility. Last November my water bill went way up. There was a leak in the pipe between the meter and the house. No way that an inspector can find that. I had to get a leak finder service and a plumber to fix it. It wasn't much, just $700.

Why get a chimney specialist unless the fireplace had been used. The inspectors said to check the chimney in my house, but I rarely used the fireplace, so what is the point? Again, consult the owner.

My advice is to not use an inspector but to talk to the owner to get the history of the house. An inspector does not know the history of the house and why things have been done or not done by the owner.

The mistake is to use a home inspector. The buyers should do everything that the inspector does before making an offer. They should check the water, drips, leaks, walls, electricity, etc. The buyers should live in it for a while. And a mistake is to think that it is the seller's responsibility to fix or credit them. It is the buyer's responsibility to fix anything after the sale.

Why? It is the buyer's job to fix things, not the seller's. If the buyer doesn't fix anything, then it will never be his home.

Let's stop acting like these are phenomenal techniques that require critical thinking. The premise is basically 2 actions; Exploit and Manipulate. The term low ball itself implies something disrespectful and predatory. Your are negotiating a price for yourself, you definitely know is unreasonable. Instead of a balanced transaction where two people can win, self preservation is always promoted. We have to push so far that the seller may not make anything on their house but who cares, you got what you wanted. Let' see if the seller is having a hard time so we can bring them to their knees. It's sick. That is why we (esp. economically) we will always find ourselves in the same predicament. When interest rates are low people will irrationally over extend themselves financially , others will hoard properties and drive prices up because of lack of supply. Someone will always have to suffer so someone else can live in excess. Just remember as a property owner you will one day be a seller and visa versa. Balance and respect in life is key. This mindset is something only we as human beings can and have to change. No government legislation can rectify this.

😂 lowball offers are accepted at a rate of maybe 4-5 out of a 100. So maybe at 4 to 5% of the lowball offers made. You’re going to have to find an elderly couple or someone who is desperate. Still pretty sleezy to be honest to try to take advantage of people.

Thanks Curtis, we are employing all your points in our search. Just backed out of a purchase that had easement issues. Was listed as having a deeded easement where in reality it had a notarized affidavit claiming an easement that had not been awarded by either the court system nor property owners. Huge disappointment but valuable lesson in that only you can only trust yourself...verify everything!!! Thanking the Lord that my husband knew to ask for document and to question it.

I am in a townhome. I own it. No mortgage. It's just me and my wife. It's my retirement home. My days of fixing external things outside my house are over. No more gutter cleaning and roof repairs ever. My HOA Fees cover all external maintenance and insurance, including the roof. We also have a community pool. I couldn't care less about the fact that my door has to be a certain color and style. I did the single family home thing twice before where I was repairing EVERYTHING and going broke doing it. This works for me now.

Question (that probably won't get answered a year after upload but I'm trying anyway) how do we get in good with the listing agent when our buyers agent is the only one who speaks to him/her. Also, isn't the listing price already higher than what they are willing to take? Like a car sticker price?

Visit the open house if any. Check the updates, keep with houses that have sold in your area. Write an offer. Seller and buyers are controlled by the realtor.

I did my own home inspection, by taking photos of the furnace, window frames, roof, basement, kitchen, wiring, and pipes, and showing them to contractors. From the photos alone, the house needed $100,000 worth of work. They could tell that no improvements had been done in over 30 years. The house would've been a money pit.

I see properties that have been on the market for three years with no buyer, and they still won't take an offer. Or the property is in terrible condition and needs $100,000 worth of work. Or the interior is old and out of style. But the seller thinks they can hold out forever.
