Hi! Helpful video. Question for you: we have a row home built in 1885. Our neighbor dug their basement down about 2 feet. I am certain they followed protocol. We want to build up 2 stories, but our footings need to be reinforced. Do you think the fact that they lowered their basement, and we share walls, might interfere with our ability to underpin and build up? (I don't want contractors busting through the side of the bottom of our neighbors wall!) Thank you!

This project had a $100k renovation budget in order to reach its $608k After Repair Value. This was definitely a steep reno budget for a relatively small property, but the profit margin was well worth it!

Who is the gentleman you are speaking to with the hat on? What is the name of his company? How did you configure the 2 bath and 2 bedrooms? What is the total square footage in the basement unit? Very interesting. You can afford to do that in D.C.

Exposing the brick wall is a terrible idea. It should have been coated with a product to air seal it and then drywalled with 2 layers. Building performance matters.

We openly admit that our expertise is in financing fix and flip projects, not performing the renovations ourselves. So your comment makes sense in terms of insulation and overall energy savings - drywall is certainly better than exposed brick. But it's important to keep in mind that the exposed brick is a common design choice in the Washington, DC market. The choice is about attracting a high-end buyer who is looking for unique features, and in this case, the more attractive design feature is less efficient. Sometimes there are trade-offs, but as long as the brick is sealed and the house meets insulation and energy efficiency standards, we feel that it is still a quality renovation.

In your experience, how often does a row home renovation of this extent cause structural damage to an adjoining row home’s walls and/or foundation requiring substantial repairs to a neighbour?

We have never had a project cause damage to a neighboring property. If the underpinning is done correctly, it is strengthening the structures that could be affected. That's why it's so important to make sure you have a skilled team on the job

Is that a technique that can also be used in a row home or what would you use? Is that what they use in London row homes for those super-deep basements there that you hear about?

@@mr8966 Secant pile wall construction seems to be very similar to the underpinning of detached and row homes we see in the US. There could be some differences in London row homes that would be worth looking into
