We built open concept in 2014. I wish it had walls. Although everyone comments on how open it is when they walk in (and they love that). I did too but seeing how we live in it, I feel some walls would be lovely.

Mission Viejo is a great place to raise a family, but for me, it can't quite compare to the energy and excitement I felt in San Diego during my weekend trip there back in 2001

Your video does not reflect what people want. Open concept is terrible and just a gimmick builders came up with to save money. Your comments here reflect that reality. Someone will make a fortune renovating all these open studios back into homes again.

I suppose this is informative for people not familiar with SoCal. The HOAs are out of control with dues climbing to absurd heights. Single family homes that are not gated should never have HOA fees, but they often do. MV people seems to be overwhelmingly conservative ( the good ), but elected reps are democrat ( the very bad ). Electricity rates are 2 -4 times the nat'l average , depending on day/time. Waste management almost doubled the price for garbage collection in 1 year. The MV city hall is unresponsive & charges astronomical permit fees for home improvement ( "we don't care what you do as long as you pay our permit fees" ) I like MV, but the cost of living here is not worth it anymore. The same is true for most any CA city near the coast.

Cons: No culture, no actually stimulating activities available to the youth, limited philosophy and worldview, massive opiate and drug epidemic among youth, not much of a melting pot, mostly chain restaurants and businesses, boring, can’t get around with a car, mind numbing endless tracts of cookie cutter homes and roads with no personality or charm, dull boxy beige architecture galore, absolutely no creative outlets, no music or art scene, in fact borders on downright contempt for out of the box thinking, and landscapes manicured to a level of unnatural and nightmarish degrees. Enjoy! Move to San Diego instead.

My wife and I are building an 'open concept' home scheduled for completion in October. It's really cool with unobstructed light passing throw from the front of the home to the large 'great room' windows in the back. There's a den area in the front and I've listened to medical experts that state people still require a more private space dedicated to some alone time. I agree. So, we'll be installing glass panels that accomplish just that while allowing natural light to pass through the entire house. With proper venting for heat and air along with decorator ceiling fans, air circulation will be ensured for a comfortable sitting area to relax and unwind. The best of both [floorplan] worlds!

Open concept is ok anywhere but KITCHEN. That thing has to be separate from common area, unless no one cooks in it.

I don’t think there should be properly taxes. However, prop 13 is utter b.s. A new home owner should never pay more than someone that bought years ago. It hurts young families and makes older home owners gods. It makes no sense.

The only negative thing about open concept is kitchen. There's a lot of cooking that goes n there. Lots of produce, meat, utensils cook ware. It's a hassle to make sure it's spot clean and aesthetically pleasing before guests arrive quickly. I think kitchen should be private. But i do like the open entreating spaces. Where guests can all gather in one space.

At the end of the day if you have a smaller house it works well. If i had a house over 3000 sq i wouldnt do open concept.

No, you just get a small space that doesn't really work. You often get an over large kitchen at the expense of living space. With a large room, you don't have the sofa abutting the back of the island.

semi open concept works very well with homes 5k sq foot plus which have the space for separate office and tv den both with solid doors on first floor off to the side.

No, though there is a Persian supermarket within an assortment of other foreign products. You'll have to get your Asian supermarkets in Irvine.

Lake Forest is the best place to live and drive around if you love spending time at red lights. For some reason, whoever programed the signal lights in Lake Forest was some kind of sadistic asshole and programed all the lights to waste as much time for commuters in town....just saying.

I love my closed concept house. At the end of the day, I can enjoy working in my quiet kitchen without the noise of TV. My family dinners are intimate affairs with all of us gathered in a designated dining room without noisy echos of the open concept. My kitchen mess is out of sight, so I can enjoy my guest and clean up later. When my kids were little , they played in the room I was in. I find in large gatherings, little groups form even in open concept. In closed concept, there is less noise so people can converse without competition.

All of the new-construction model homes I've visited have open concept floor plans. I haven't seen a single one that had a closed floor plan. Builders are going to build what is popular and sells.

Open concept is great if it's open enough and tends away from boxiness as he said. I'm currently looking to build a home and I'm finding most floor plans are identical with the big hallway look - kitchen, eat-in dining, family room. There's no aesthetic to it and it's too overly simplified and cheap looking.
