Nice villa but the lack of private outside space/pool is a massive disappointment. Who buys a 'luxury' villa in Thailand without a pool and garden? What a let down.

You can purchase the villa with a large garden and a pool exactly like the show home, but the price will be more expensive. This development offers different choices for different budgets.

Tiny kitchen is a turn off. No Oven, Microwave, dishwasher. 3-1/2 bathrooms will work. Office or pool table in tiny room. What is the location? I'm looking for pool villa within 10 - 20 minutes of central Pattaya. (My definition of Central Pattaya is 2nd road and Central Festival Mall)

@@MokanahEstate thanks Fern, I actually really like the one a few months back at Huay Road, I know it might be a bit of a hot topic, but perhaps a video on how foreigners like us can legally own it, there is a lot of misinformation and possibly unjustified fear about things like thai company ownership etc.. a content video would on this topic would be wonderful, educational and perhaps garner a broader viewership..just my thoughts

just a pinch cheaper than last vegas. Not sure why it deserves 10 million. nothing special inside. At tops it is a 5 million bhat property in the middle of nowhere. Good luck selling them to lucky buyers.

Unlike Las Vegas, property tax in Thailand is extremely cheap. This villa comes with the pool and comes fully furnished as shown which is great value for money especially for a new build in the area.

@@MokanahEstate That is true about property taxes. Right now Thailand will charge approximately 35 percent tax on moving 10 million bhat if you are considered a thai resident. In addition your buyers market is not thai but foreigners which makes the investment somewhat illiquid. The rental market is also weaker than in the states with only about a 60 occupancy rate versus an 85 percent occupancy rate. I am sure there are other factors as well to consider.

There's a lot of wasted space in the closet. I'd be better to use some of it to extend the bathroom to fit a tub and shower. Also, the European kitchen needs a microwave and oven. Lastly, there needs to be a way for foreigners to buy without putting the villa in a company name.

Thailand doesn’t allow foreigners to own land. Purchasing property under company name is legal and it’s a technique many wealthy investors do in other countries as well. It possible to make changes to the villa as you see fit, as long as the purchase is made before the build starts. At the time of filming the microwave and oven wasn’t installed, but the built-in was made to fit a microwave and oven right next to the fridge.
