Hello Mike, I'm confused. I have a flood insurance policy with Neptune for substantially more than the FEMA policy you refer to in the video. Are you saying that I can only claim 50% of the assessed value of the home, based on the policy I have? Or based on the max FEMA type policy?

Thank you SO much! I didn't even know there was such a thing as a public adjuster. This is so helpful and I'm calling around now (Washington state) to find a local public adjuster to help with insurance denial. Ideally, I would have known about this six weeks ago....yikes!

I have two discrepancies happening simultaneously with my roofing claim. First one is, what is my recourse if the claims adjuster mixed pictures of another house into the pictures he took of my house? The pictures that were not of my house, made it look as if I was a hoarder. During the deposition, my attorney claims he asked the claims adjuster while under oath, if all of the pictures he presented under my claim were of my home and he said yes. He said he asked him was he sure? The claims adjuster said, yes. Second discrepancy is, I signed an AOB with the roofing company. I requested to see a copy of the photos the representative took the day he knocked on my door when the lawyer the roofing company set me up with, ( I was not given a choice to hire my own attorney) told us the claims adjuster said he did not see any damages on the roof. The pictures the roofing company submitted to the lawyer and the insurance company, was not the damages shown to me when they initially knocked on my door. I was shown actual damages which promoted me to file a claim. I believe there is some fraud taking place with both the roofing company and the insurance company, so I requested the lawyer get time stamps on the photos submitted by the roofing rep. It's been almost two weeks and the lawyer has yet to send photos showing the time stamps of the photos. I'm in Florida, by the way.

Here on the east coast PA are getting 30% of claim value having lawyers filing immediately against insurance companies, my granddaughter filed a claim under $ 7,000 the proceeds were not enough to pay for damages, I feel a larger claim is worth the PA fees, or in some cases hire a PA since company adjusters will low ball the claim hoping people will just go away satisfied.

Great video, we are in process from Helene and the whole claims process is exhausting and overwhelming. We are a younger tech savvy couple and still a lot of time and effort, if you were an older person I think using a public adjuster is no brainer. We had one come door to door 2 weeks ago snd was shocked on level of photos we were takin, no one else on our street that got flooded was doing this. Our assigned adjuster seems very nice and seems willingly to help sp far but especially for contents it’s so much work. If your not able to do it the 10% is fair in my opinion.

So if the area only had tropical storm warning like we just had in Miami Dade but you had wind driven rain damage which deductible would apply ?

@@AVMAR we would have to check if Gov DeSantis declared the entire state an emergency For the Hurricane or just certain counties. Also, whether the wind recorded was significant enough. Hurricane Helene might actually have had more wind than Milton You should prob go with Hurricane because that strengthens your case even though deductible higher Otherwise, they will argue not enough wind to cause damage and that your roof, windows, (wherever water entered) was old, detective, wear and tear A lot of excuses they can come up with

Any suggestions on Florida Peninsula Ins Co? As you know, many Homeowners Ins in 2023 fled (bankrupted) the state of FL, had no choice but to go with Citizens and now we are required to Switch to either Monarch or Fl Peninsula. I'm getting this notice as we are in currently about to get hit with Hurricane Milton.

Great video, with NFIP and house is gutted 4 feet and under, is there a typical payout, or is there something that would trigger max payout? House is gutted and lost everything and won’t know payout for weeks and tough to get any ideas if my family will be ok..,

Had a huge hail storm come through my area Summer 2024. At least 10 people in my neighborhood had their roofs replaced. Got a company to come out and look for me - said yes, there is hail damage. Submitted insurance claim. They sent an independent engineer out 3-4 weeks out. Engineer said no hail damage. Should I hire an independent engineer to check the roof and sue the insurance company?

@@uberbcs I would 1. Get affidavits from neighbors saying they also had hail damage 2. Look for articles online of hail storm in area 3. Get roofer to mark, document, photo/video the areas of hail damage 4. Submit to insurance company, if they stay with denial then sue them

Thank you. We had Citizens. It went from $3000 (2023) to $4500 (2024). Now they are working to drop us giving two new ones - Florida Peninsula Insurance Company ($3900) and Manatee Insurance Exchange ($5,261). What do we do? Are there any good options ? We are 1 hour inland and still insurance rates are going up + they required Flood Insurance ($600) additional on top of Home Insurance rates above..... you are so right in saying that they are working to increase the base rates so they get paid more money. Situation is so bad with home insurance in Florida. Home Taxes are also going up.

Before you can fix or improve something, you first need to understand how it works. To begin with, insurance is a shared risk system. I'll keep this really simple. This is how insurance works in all sectors. 10 people pay in $300 dollars a year for car insurance. One person that year has a $3000 claim. The fund is empty.(that's 10×300) any further claims are out of luck. Obviously they try to set rates high enough this doesn't happen, but occasionally it does and they go bankrupt. Obviously it's more complex, but That's it in a nutshell. There's no huge unlimited piles of cash. Rates are constantly adjusted upward as car prices and repairs constantly increase. And they also use statistics as to how many claims in an average year. They try to price in about a 3% profit on average. Not a given. And without that profit, they cease to exist. Just like you, they don't work for free. Nearly all big insurers left this market in heavy hurricane zones completely after several Big names barely avoid bankruptcy a number if years ago. Currently, most insurers in this market are small. And my understanding is if you drop your insurance, you likely won't find another to insure with. And if the insurer you have goes bankrupt, you'll again be left uninsured. Here's how I see this panning out in time. Very expensive government insurance as private insurance won't be available. And after a number of years, if you have a huge claim, they will buy you out and leave a vacant lot. Move elsewhere at least 5 maybe 10 miles from the coast. Such a precedent has been set. Over 2 decades ago along the Mississippi river. People's homes were flooded every couple years. Sometimes annually. Only government flood insurance was available. The government always spent way more then people could afford to pay obviously. So the government said enough. Big cities were required to build a levy system with help of the corp of engineers. And flood gates. And a few small towns were helped to move/relocate to higher ground. Individuals didn't have to leave. BUT, When flooded they could take a one time repair or a buy out. If they repaired and stayed, it was 100% at there own risk. No government or private insurance of any kind there after. Surprisingly, a few stayed. They rebuilt on tall pylons. Unfortunately, it didn't end well for some. Buildings and trees floating down river aren't detoured by pylons. When you build close to the shore in a natural hurricane prone area, what were you thinking. I hate airplanes flying over my house day in day out. Oh my bad. Shouldn't have built/bought a house at the end of an airport runway.👁👁😉 Anyway, if one chooses to live on the beach, you should at least have built a hurricane proof house. You know. Like a bunker.

If FEMA or the county determine your house meets the requirements for demolishing under the 50% rule after a flood does the insurance company pay the full amount of the policy?

I had a washer fail and leaked at a vacation mobile home in Arizona-this happened 3 months ago-and we had to fix the floor and carpet etc.-out if pocket approx $12k-are we to late to file a claim still?

I have been an insurance agent for 38 years. Mike, you are correct, I have seen a change in the way hail claims are handled. Also, I never receive a complaint on a roof claim UNLESS the roof is 20 years old or older. In years past when a hail storm hit a neighborhood and homes with newer roofs showed damage, the insurance company would also replace the roofs on homes with roofs over 20 years old even though the condition of the roof did not have obvious signs of hail damage because of the granular loss due to the age of the roof. I bet if you were to do a survey, you would find insurance companies replaced more roofs on homes over 20 years old than homeowners did. This is what frustrates me. A roof is just like a furnace or an air conditioner. The insurance company does not owe you a new roof when your roof is in need of replacement due to age. The first question that should be asked when filing a claim for "storm damage", ask "HOW OLD IS YOUR ROOF." The insurance company is not your enemy. The insurance company works hard to keep homeowners' insurance rates affordable. The real problemis NOT THE INSURANCE COMPANY. It is the homeowner who tries to use their homeowners insurance policy to cover maintenance costs. And that's the truth.

American Integrity should be an FFFFF. My father’s home had roof and window damage from Hurricane Sally in 2020, my father was 94 years old. (The next door neighbor got a brand new roof from his insurance, and neighbor’s roof was same roofing only 2 years older than my father’s). American integrity did exactly what you said, denied and stated the damage was pre-existing. It was not leaking prior to the hurricane, his roof had never leaked prior and still had 15 years on the life of the roof. He would have had to sue them, which is criminal fraud and extortion by American Integrity. My father was so upset, the ordeal damaged his health. He had the roof patched, and the replaced with his life savings in 2022, with my help. By 2022, American Integrity sent a non-renewal notice, and notified the state that they were no longer writing any policies in multiple counties, including my father’s county Santa Rosa. My father died in October 2022, and as co-trustee and executor of his estate, I would have sued (would still like to) l, to recoup the cost of the new roof and damage to father’s health. These insurance companies are committing criminal fraud against Florida citizens. Putting them through hell is an understatement, and in fact they are committing fraud and stealing the value and equity by refusing to pay on covered claims. Florida state government, like almost all states, should be publicly shamed until they do their jobs to protect their citizens from predatory insurance corporations.

When it rains I see small pools of water in my garage (inside not near the garage door opening). I don’t see water anywhere else. Should I just use a caulk for the edges on the floor? I don’t know where to start and I can’t figure out where the water is coming from

North Carolina (Wilmington) home is where my mother lives. She’s had multiple floods since 1999. She refuses to move. The storm on Monday was so bad. Fifteen inches of water under the home, water coming in from where we didn’t know. Your video makes sense.
