Interesting opinion but somewhat flawed analysis. First most of the value is in the land, not the house. Rebuild cost maybe as little as $200/sq ft. I think the real problem is the reassessment of these homes post rebuild. That $5M rebuilt house will now have to pay at least $50k in property taxes/yr. Before the fire the house was likely assessed at $50k-$200K; yes the assessed value remains the same when passed on to heirs. It’s a dumb law.
