Agreed! That is why I take the fight off market. I am building off market inventory for my home buyers who want a leg up. I help them buy houses where the seller doesn't want to put it on the market and would instead prefer the hassle free experience of selling it off market to one of my buyers :)

Hey there! You bring up some interesting points. What I am seeing both as a realtor and a listing agent myself is a lot of realtors who have their houses sitting in the market and have to price reduce, over priced the home to beggin with. This isn't true all the time of course but what some of them are doing is pricing the home to have the list price or asking price be based on the final sold price of super recent comps which at first makes sense until you realize those properties did have bidding wars on them so it would be smarter to list at a value closer to what those bidding war listings had as their starting price to be more true to fair market value. Then they let the market truly decide how much the home is worth.

Sounds like a good move! How crazy was the bay area!? I did a video the other day where you could still find a great starter home (3 bed 1.5 bath) and in what states for under 250k. Its getting nuts!

@@aaronmorrowrealtorseattlewa I had to leave the punitive California taxes and woke politics ... Another reason I chose LV.. But homes in the SF Bay Area for 250K? Where? Even the worst neighborhood in Oakland is going to be north of $700K... The Peninsula where I was living has nothing (not even a condo) for under 1M... most Single Family homes in the 2's and up.

Great comment! They are definitly not as much of a factor this time around. All of the mortgage guidelines are SUPER strict now making sure people are only buying homes that can truly afford them. All of the lenders even upped the requirements for how much people nee dot have in reserve to be able to pay their monthly payments since the pandemic. The biggest key factor is the runnawway growth that happened during the pandemic when someone might be able o get an interest rate in the low 2's. Another huge issue not just in our region but the entire US is there simply just are not enough houses to go around to meet the demand. Sure there is a slight uptick in forclosure as well as people trying to move out but not enough inventory is being shuffled around and new construction builders can simply not build enough inventory fast enough. At best the bubble slows down the growth like it did momentarily last year in 2023. That was more of a home value deceleration of price appretioan vs home values dropping. Right now on the east side of the Seattle are we are seeing pandemic level bidding wars but its also a mixed bag. There are still plenty of homes sitting on the market if a seller gets too ready and overprices their property to begin with because buyers are super price sensitive right now since its costs almost 3 times more a month now to have a mortgage on the same house as it did a few years ago.
