I had a house listed for over 120 days and realtor had two open houses and no one showed up to them. I dropped the price $25k and no showings or offers. What do i do? I had it unlisted during the holidays since no one will be buying at that time

If i like the house and area I would put a lower offer based what I think it's worth even if it's just listed. But I'm looking at homes that need work not retail houses

The inspection report itself belongs to the buyer that paid for it. However, if problems were disclosed to the seller as the reason for withdrawing the offer, the seller legally has to disclose the problems.

i delt with a time where i filpped a house and my realtor told them she would not even bring me that offer because i would not agree to it i didn't find this out until after the fact but it did upset me i told her it was not her place to tell anyone i wouldn't think twice about it

I had my agent write 4 offers on one house. Very detailed offers with my reasons behind why. Listing agent refused to present any offers below 320000 My lowest was 245000 highest was 275000. House had a 25 year old heating system, no history of the septic being serviced, 2 hot water heaters (which I found weird) that where 32 and 17 years old. Kitchen cabinets broken, deck was damaged.. House needed work Turns out he had a client willing to pay full price with no conditions but they where struggling to get approved on an fha because the house needed work I had cash. Sellers found out the day after his client secured the offer and where not thrilled as house was in an estate. I went and talked to the new owners after I saw it closed. They had no idea what they walked into. They had to get a weird kinda mortgage amd listing agent just downplayed everything wrong. First time buyers got screwed New owner texted me after helene to.tell me a tree I said needed to.comr down had fallen and nearly destroyed the house. They'd spent 56000 amd had to get a home equity loan to.fix everything They.filed a complaint with the state and so.did I The family who owned the house was upset on both counts

At one time in history, we used to haggle a price with cars and other things. Houses have always been that way. I hope these new generational people don't take that away from us, too. 😢

We bought our current (3rd) house in 2021. The house had been built in 2015 as the neighborhood’s model home, then it was sold in 2017, 2019, and 2020. The story our realtor was told was that the current owners were getting divorced and wanted to sell it. We did a home inspection. We visited 3 times prior to settlement. Nothing was a problem. Settled on a Friday night, moved in the following morning. Movers arrived around 10am. Around 11am, the most outrageously overwhelming smell of sewage absolutely filled the house. My husband was convinced one of the movers was crop dusting us. We opened up all of the windows. Smell went away. And then it happened almost every single day. Random times. Any weather. My husband, my dad, my grandfather went through every last inch of this house, looking for anything that could be causing the smell. When we had lived there about three weeks, we just couldn’t stand it anymore. Called a duct cleaning company out to clean all of our AC ducts- didn’t work. Had a plumber come out and run cameras through all of our waste lines to check for a sewage leak- nothing found. Over the next several months, we really paid attention to when it was happening. The smell always seemed to start in the center of our unfinished basement. A different plumber came out and inspected our basement and told us that the slope on the drain line that went from our kitchen sink and dishwasher was not sleep enough. He charged us like $2000 to re-pipe that and pressure wash the remaining lines. Did absolutely nothing. We got to the point where we started preemptively opening all of our windows for 10 minutes every morning to prevent the smell from happening, which seemed to work sometimes. We had our house blessed with holy water because at one point once none of the professionals could figure it out, we were convinced to there was some kind of demon living in our basement. 😭 Another year passed and the smell was at an all-time high. A plumber came out and said the only thing he could think to do was to re-plumb all of the waist lines in our basement because there must be some kind of leak that we just have not been able to find. He quoted us $3500. The day he came out to do it, he was standing in the basement when the smell started. And he yelled up the stairs, “Guys, I found it!” Skeptically, we went down to see what he supposedly found. He had taken down a section of duct work to get started on the first pipe and there it was: an uncapped pipe, hidden behind an AC ducts, which no one knew was there. It was a $3.81 part the whole time. He charged his $500 minimum + the part. All of the previous owners knew. They had to have known. That’s why they kept selling the house. No one made it more than a year or two. The owner before us had an FHA loan which requires you to live in the house at least 365 days. She listed it one day after that time was up. It was missed on our home inspection because the smell was not actively happening when the inspector was out. She must’ve gone in right before and opened up all of the windows for a little while. Home inspections can only see what is visible to the eye. They cannot see through walls, behind ductwork, inside of drain lines, etc. Getting a home inspection does not guarantee that you will have a good experience. Like I said, this was our first house. On our first two houses, we also had home inspections, and they felt like a huge waste of money. The home inspectors did the most stupid things, like making sure none of the door hinges squeaked, running the microwave for 30 seconds to make sure it worked, testing knobs on the stove, checking for windows that stick, etc. all things that are cheap and easy to fix. They didn’t do anything major.

Hi Alisha, we are selling our South Florida condo. It is being listed next week. It will be the lowest priced unit in the whole complex which currently has 32 listings. The realtor and myself both discussed the low price because even though it's in great condition the fees are so very high necessitating the sale of the property. It's a great financial burden.

We had a condo years ago - fees went up & services went down making it essentially a secondary mortgage; best to sell & put those fees towards your primary mortgage to pay your house off faster!

In Michigan I would go to the next house unless I really wanted that house. Now that the market is slowing down and it's not so crazy, it gives us people time to really think about what they're doing, but there's houses around here that's selling right out of the gate and there's some that are sitting 150 days plus and the market. The one that's been sitting that long keeps dropping their prices and it's not worth what they're asking. Still way overpriced so I agree with you

I did not make an offer as the house was listed for $100 per square foot over the median. I was worried about the resale value when I sold. There has not been another house listing comparable in the past year. I still want that house!

I’d just go to the next house. I won’t waste my time or theirs by putting in an offer $20k below their ask because that would tick them off and then we really go back & forth. Just not worth that early.

You have to bring them back to their “why”…what is their motivation for selling, and what is they desire to accomplish selling their house at this moment? Most sellers aren’t throwing it up to see what sticks, and get waaaay over the asking amount. That was so 2021, and most know that it’s no longer that type of market. So, look at the motivation again, and look at the consequences to holding off (carrying costs, such as property taxes/maintenance, and the possible loss of value as it sits and the market keeps shifting). You can’t make a seller negotiate, or sell, but you can show them why it’s a good idea to do so, and what they stand to miss out on. If they don’t sell, it may just be their loss!

I love finding an investment with good bones just needs a little tlc. The problem with these trailers is they are built to transport even though they never move. Long story short they are built like shit with 1× 3s and ikea style fiber board.

Wyoming used to be conservative, now it’s MAGA and there is a major difference between traditional conservative and MAGA. Politicians like Alan Simpson and the Cheney family used to be very respected. Not now. It’s always had a redneck culture which opened it up to being vulnerable to the tea party rhetoric which was then hijacked by Trump and Trumpism. Wyoming is now very, very MAGA. You especially see this in the older population. Many of the younger, educated, more progressive folks leave due to the limited industry and thus opportunity. BTW, I grew up there and was one of those that left to get an education and a well-paying job that Wyoming didn't offer unless you're born to a wealthy family or work in oil.

My daughter made an offer on a home with property for 20k above asking. Bank wanted last septic pump date, and wanted to know if the mother-in-law small home septic and well was connected to the main home. My daughter got all inspections done. They couldn't locate what was needed for the bank. It would've been better if seller would've had septic pump receipt and was upfront. Bank would not finance that much, daughter canceled PA and put in lower offer. Seller refused. Bid wars were crazy! It just sold last year. It was on market since 2021. They lost over 50k on their property. Insanity!
