The good news is, as long as you catch the house early enough in the build process, you can typically upgrade it from carpet. :)

Hi and thank you for your excellent question! I personally don't have a true favorite home builder, as each builder has their pros and cons. It comes down to what each person is looking for in a builder and their home. It's definitely a very personal choice that can fluctuate throughout time and change in expectations. Over the past two years, DR Horton has been the majority of my sells with Lennar coming in a somewhat close second. These two builders also have previously had the largest inventory in Baldwin County, which may have played a large part in those sells. I'm always happy to assist my clients in narrowing down which builder and home best meets their individual desires, using my knowledge and connections with the local builders. As for new builders, Elliott Homes and Maronda Homes are both experienced builders that have somewhat recently started building neighborhoods in Baldwin County. DSLD Homes has been around for years, but have recently taken a stronger hold in building neighborhoods in Baldwin County. Adams Homes has also been around for years, but only recently upgraded to building Gold Fortified homes, which in my opinion, puts them up to par with the majority of other builders in Baldwin County. They are all definitely worth checking out to narrow down which best meets your needs and desires.

It's not a neighborhood or just one house, which is why I didn't provide an address for it last year. It is four or five houses on George Yance road, all next to each other, between highway 24 and 28. But, I looked on Google maps and found 15714 George Younce Rd, Foley, AL 36535 is an address for one of the few houses. When you get to the first house lit up, from either direction, I recommend you just pull off the side of the road, park and walk so you can really focus on all the details they put into it. I went a couple times and kept finding things I didn't notice the first visit. Not sure when they will have the lights set up for display this year.

I'm very sorry you had such a a bad experience. I personally go out of my way to inform each and every client of Alabama being a buyer beware state. As a buyer beware state, I always highly recommend my clients to pay for a home inspection, to find any of those hidden issues a house may have. I'm not aware of any of my own clients ever not being able to find insurance for property they proceed with purchasing, but I provide my clients with several insurance agencies to contact and ensure they can find the right insurance for their needs prior to moving forward with a contract. To sum up when purchasing in Alabama, always work with an experienced licensed Realtor as a buying agent to best represent and guide you, and always pay for a home inspection and make the contract contingent on the results of the inspection.

Yes, that's very true. The Tivoli and the Medallion both have 3 bathrooms, but Lennar isn't building those models in Baldwin County at this time. The truth is, people from all over the United States, and even other countries, are fleeing to our state! Especially Baldwin County, having the Daphne-Fairhope-Foley metro, which from 2022 to 2023, was the 10th fastest-growing metro in the nation, according to the latest data from the U.S. Census Bureau. If you've never been to Baldwin County, AL, you're missing out!

Yes, Lennar purchased Breland Homes after this video was made. Since then, Lennar has built Phase two of this neighborhood and phase 3 is coming soon.

Most large builders do develop a number of complaints over time. Keep in mind the rather incredibly large number of houses built by these large builders and then compare that to the number of actual complaints and you will find that even though they have a number of complaints, their numbers aren't bad in comparison to much smaller builders. Yes, they do have a "reputation", but that's the typical case for most all very large builders. You can go with much smaller, local builders but be ready for the cost to go up significantly in most cases.
