You're very welcome. My son is only 16 months old, so I can't give you my honest opinion on the school district and specific schools. But, overall, Reno has better public schools. Sparks overall have more affordable homes, though. I recently bought a new house in Spanish Springs that will have a new elementary down the street, and I will be sending my son there. There are ton's of great family neighborhoods in Sparks. (D'Andrea, Kiley Ranch, Stonebrook, Wingfield Springs, and many other areas). You can find great reviews and ratings on greatschools.org There are also other good charter schools in Sparks, like www.pinecrestnnv.org/ If you have any other questions, let me know!

525k for that. For some dirt/questionable new construction. Pass. Rather spend 500k for a beautiful 5 bedroom on one acre in montana. Or 400k for a 4 bedroom in spring hill florida.

I would agree that Montana and Florida is nice. I want to visit both areas. But, each area has its own concern. Hurricanes and natural disasters in Florida? That’s a pass for me. Hurricane and flood insurance? My friends are buying a house in Golden Valley with an acre, so its possible here. Just more expensive. We’re a rapidly growing city with tight inventory. Appreciate your input. I’ve sold many D.R. horton houses in northern nevada and my clients have been happy. Just because you read reviews online for a national company, doesn’t mean the reviews are for Northern Nevada. They are one of the biggest national builders in the US, of course issues come up on occasion. Please name one auto manufacturer that hasn’t had a single issue/recall. Homes are built by humans, but they stand by their warranty and do a good job in our area. 👍

I can appreciate that, and you're right; a townhouse isn't for everyone. But this is the lowest-priced new home in Reno/Sparks. This is still a great option for a first home or someone who doesn't want a 2 story. The first house my wife and I bought when we were 25 was a townhouse. It was great for 5 years, but after that, we only wanted a detached single-family home with a bigger yard and space, and that is what we upgraded to.

Thanks for your input, but they’re townhouses and it’s supposed to be more affordable. They have 14 detached lots, so you can still get a premium lot and not be attached to someone, which is nice. But, most are going to be attached to other units, same as most townhouses.

It’s all area dependent. They sell townhouses in Hawaii for $500k+ and single family homes for $1,000,000+ in Hawaii by D.R. Horton. I have many happy clients who own D.R. Horton homes in Northern Nevada.

I agree. It is a great price point for Reno. Sorry to hear you weren't satisfied with your resale home purchase. My wife and I are huge fans of new homes. It's what we did for our last 2 homes. There are definitely higher costs when buying a new home (landscaping, property taxes, window coverings), but it can also kind of offset the cost a little bit if you are going to fully renovate the home. The time and cost of renovating a home can be a big burden for sure as you know.

Hi David, something where we can look out our windows and not see everything our neighbors are doing. We live in the Bay Area now in a nice subdivision but still cramped quarters. Our neighbors are within reach of opening our windows so definitely over that. An acre would be nice but even 1/2 is probably plenty compared to what we have now. If we moved in 5, when should we purchase one of these homes if it isn't built yet, and how long does Toll Brothers finish all their home projects to move to the next neighborhood? Thanks!

@@M2Lyfe I look forward to helping you when the time comes! It depends on the builder. From dirt at toll brothers, it can be anywhere from a 7-12 month build time. Lennar can be 4-6 months from dirt, but usually have a decent amount of inventory. Dr horton mostly releases homes 30-60 days out from closing. So, it will mainly depend on the builder. I would recommend buying anywhere from 2-10 months out from your move. They usually take about 5-7+ years to finish a community, but not all of their communities are the same size, so that can vary as well. Let me know if you have any other questions!

Sushi in Reno is ok at best. All sushi is cut so thin its kinda a rip off. Tokyo is one of them. Most places out of northern nevada actually have a sushi chef cutting the fish in front of you, unlike Reno, where it is already pre cut fish for the kid putting your roll together.

I'm thrilled to have a low maintenance backyard + also love it having no grass... grass is such a waste of resources. Another really nice place. For practicality and cleanliness I would prefer no carpet anywhere including the bedrooms. Yes it's comfortable in the bedrooms but it's not worth the trade off to me. You can always use area rugs and such if you want, which is good enough. I don't love as much tile as there is because grout is a hassle in the longer term. I also don't love it in the shower for the same reason (even worse there). I would prefer LVT and LVP (or something very similar that's very practical and super-low maintenance) throughout the house as appropriate. Also, you didn't mention what the HOA fee is.

@@nishiki393 Great points! I would agree, I really love the new LVP look that everyone is going for. I am extending the LVP in my new home. The HOA monthly total is $197.50. There are three associations. The HOA for the home and amenities, damonte ranch drainage, and damonte ranch landscaping.
