Hi there! The median price is about $729,000 in Martinez however, there are plenty of great homes under $700,000 and sometimes under $600,000.

Great video! Questions: If the HELOC is paid down to zero once the 10 year interest only period expires, then what happens to the HELOC? Would one still be able to draw from the HELOC after 10 years? Will the entire HELOC go away if the balance is at zero after the 10 year period?

A couple of years ago, I helped someone purchase their dream home. We found, through the Sellers disclosures, that the Seller had filed a claim through his home insurance to fix a water leak in the upstairs bathroom less than 5 years from selling the home. My Buyer decided to move forward with the purchase. However, that insurance claim from the previous owner affected the price of the new buyer's insurance policy; costing him more to insure the home 🏡.

I love this video! Very informative information. I've had some transactions where the gift was given incorrectly, and it made the escrow very difficult and delayed the transaction.
