If the property is titled in one singular entity, you cannot partition. You'd need to file to dissolve the LLC.

Hey Natalia, do you know when the partnership withholding occurs? Do the LLC members just withhold themselves and submit with their tax return, or does the partnership withholding apply at the time of the real estate transaction? What do you think is best solution? MMLLC or Single Member LLC which elects to be taxed as a US corporation?

What she left out about the tax collector mailing notice and getting stuff returned. Was the tax collector published notice for 4 consecutive weeks in the local paper in the event the person didn't get notice by mail. Agree Clear to Sell is garbage because the fee's they charge are about the same as what you would pay an attorney. Just that it takes longer for a quiet title but it's better than a clear to sell tax title certificate. When we first got into tax deeds we were a lien investor applying for the tax deed. Our liens would go to the tax deed sale and no one would bid on them. Then we would get the property. We would contact the neighbors offering to quit claim or special warranty deed them the property for our opening bid price they didn't want it. Tried selling them too for a 10% mark up no one wanted them. Gave up after a year trying to sell them. Didn't care about a quiet title as if it was challenged we would get our money back that we paid for the taxes and that's what we wanted. And was just stupid to pay for a quiet title for a property we couldn't even sell for the taxes so spending more money didn't make sense. We waited 4 years and out of the 20 properties not one was ever challenged. Then after 4 years it was 2020 and we sold all the properties for a nice profit of 200% or more. We now use an attorney and have a really good relationship with them. Our attorney has done hundreds of quiet titles for tax deeds and tells us less than 1% get challenged in court and in his 4 years of practice has never lost a tax deed case. So challenged yes it's possible. To lose your case is also possible, but the risk is extremely low. The courts and tax collectors most of the time do what they need to do so if it is challenged 99% of the time you as the tax deed buyer will prevail in your case. I am sure if you ask Natalia out of the last 100 quiet title cases for tax deeds how many times a defendant responded to the complaint it would be 1, 2, or 3 out of 100. Be shocked if it was any number higher than that. And if you asked out of the last 100 how many did you lose she would probably tell you 0! Though her past performance or any attorneys past performance is no prediction of the future and your case maybe the one that gets challenged and you lose. So if you don't want the risk of your tax deed challenged it's best to hire a qualified attorney like Natalia or other licensed attorneys in Florida. And not go with Clear to sell!

You should consult with an elder law attorney before taking any action. If she is in a nursing home receiving medicaid long term care benefits, renting out her home could put her in economic and legal peril.

1, as long as you have an inspection contingency you can always back out as long as you do it before inspection period is done . 2 And you can definitely put down a $100 bucks as an emd , I've done deals with no earnest money deposit in Orlando so thats not true .

I have a 501(c)(3) nonprofit so we will NOT be affected, however, I think attorneys will be able to subpoena this information as part of your "business records" during a divorce. State courts and judges can pen broad orders when they are trying to get information. In other words, the lawyer will NOT be getting the info from FinCen directly they will be getting the information that you submitted to FinCen from you as part of your "business records" and discovery. Also, foreign investors will just become 501(c)(3)nonprofit organizations to avoid reporting.

I know this video is a couple years ago, but I could definitely use some advice. I inherited a vacant lot in Volusia County and don’t know what to do. I live in Ohio, and the satellite images that I’ve tried looking up are just the aerial images of the canopy of trees. I have called the county and was told there is no way for me to access the land to view it. They have also told me that they don’t know if there are any plans for development in that area or not. Something seems fishy to me, because I told them that I wanted to fly out there and have it arranged for me to be able to view the property and was told I wouldn’t be allowed to access it. I asked if there was any way I could use the land for passive income like billboard advertising, and was told no. I don’t understand why it would be so hard to access, because it’s not that far from highway 1. Do you have any advice you can share. Thank you.

What if the property isn't behind in mortgage and you take it subto and wrap it to a buyer? But your intention is to make every payment that comes in from the end buyer?
