There have been many changes over the 40 years I've lived here. Population was 18,500 and I bought 2 acres and a mobile home for $25,500. Still cant think of any place I'd rather live.

I’d love to ask the developer why the clear cutting of trees. Acres completely wiped out. I live in River West, where the developers back in the day, recognized the value of keeping the trees that make Bend special.

I'm a big tree fan myself. However, that is a massive topic that is far more complicated than just 'developers are bad for clear cutting'. This hood, in particular, actually has done a great job of keeping what they can. While others, maybe not so much. Thank you for the comment, and maybe we'll do a full video on the topic.

I suppose my frustration has grown over the last few years as I witness what appears to be little regard for developing with environment in mind. Including the atrocity of the Jack Straw, which has changed the "skyline" view entering Bend from 97, forever. I would love to see a video addressing the topic of trees, environment, housing needs and development. Thanks again for thoughtfully replying!

The street parking here in residential neighborhoods is what I hate the most. Whether the street is wide enough for legal parking or not, there's often cars parked on both sides all the way down the streets. Another annoyance is the layout of most parking lots seem to require your head being on a swivel just to back out of a space or navigate through the parking lots.

A guy who is bullying the entire world right now at a time where he shouldn't be doing it. The world is watching.. and yes.. with his interactions more countries are going to resist him. I'm too afraid to tell you what it really even means. It's scary. AMERICA, brace yourself. The fact is the climate crisis is taking its toll on the world financially and it was a huge slap in the face to other nations ..to hire a guy who is a climate denier. America is done!

Interest rate can hardly stay low in inflation. Price of houses may stay but transactions can hardly be active in this stagflation economic environment.

I am moving to bend in the next 6 months. I will be renting an apartment for a while. Any suggestions? I like the detached com-lexes over the big all in one building types. And I have dogs.

Great question Kristin, and I wish I had an great answer. We deal with buyers and sellers and don't have any experience with apartment complexes or their pet statuses. I do know that there are plenty of options these days as we have had many new complexes come online in the past couple years.

All real estate agents seem to be a bunch of talking heads that go "YES this is a good deal, sign here!". I honestly dont understand why they are needed. Gotta double check every contract they write (copy and paste). Why do I need anyone to show me a house if I am a law abiding legal citizen? Silly monopolized MLS system is flawed as well.

For anyone that might know, are there any areas I should avoid (Or areas I should look into), if peace and quiet is my main concern, but I don't want to be in the middle of nowhere? I'm looking at Oregon and quiet is my top priority. I'm currently surrounded by neighbors that apparently think almost every day (And surely every weekend) I need to be able to hear their music in my house for hours on end (And yes, I've talked to a few of them about this already with mixed results). At this point, I'm looking to move somewhere where I don't have to hear it at all in my own house, whether the sound level is reasonable or not. I know the type of neighbors I'm dealing with may not be the norm, but if I make a move, I don't even want to chance that this could happen again. My spouse has pretty extreme anxiety, so I want to get this right. Thanks in advance.

A lot of the people from Ca that moved here have garnished a bad reputation. In which most of them live on the west side because the east side is more farm and country. Long time locals have watched their small town change drastically so that's probably where some of the passion comes from. The problem comes when they want to implement changes and apply ideas that really only work in big Cities. Locals do not take kind to that, but I never have understood why all these people leave these places they hate but want to change a wonderful place into the place they left. I will never get that. Castle Rock CO is another prime example, great town ruined.

There's never been a lack of property for sale. There has, however, been a lack of AFFORDABLE properties with demands average people can actually meet. Almost no one is willing to negotiate unless you have 6 figures to bid that WILL NOT contribute to paying for the mortgage. Speaking from experience, sellers want ridiculous prices AND only sell to certian types of buyers. I am a veteran and I have access to multiple subsidies for small businesses and agriculture, which means I will never default on a payment. I also have good credit and a reasonable $20,000 down payment, and my entire VA pension can easily be dedicated to the mortgage as I have a job. As it turns out that level of security isn't good enough and I've had 3 different sellers refuse to sell to me claiming my down payment isn’t big enough, or they want a single cash payment. They also RARELY include water and mineral rights. The market is only about the wealthy. No one else has a right to buy property.

Rates have gone up since the rate cut. Directly correlating the federal fund rate to interest rates but not talking about the 10 year treasury is such a rookie move that why would anyone take advice for you on predicting where mortgage rates are going?

Because in a ten minute video, we'd be so far in the weeds, and it would be so boring to most people, it's not worth it. I've talked about how the bond market affects interest rates many times over the 4 years on this channel. But welcome, we're glad to have u. The employment report also came back much better than expected, which isn't good for rates, but who's to say they didn't fudge them like they earlier this year to help their narrative. I could talk till you're bleeding from the ears, but theres no need to leave comments like that.

all of Bend is getting ugly with all the conventional designed buildings- residential and commercial. the city is also letting these conventional builders cut down all the trees, so now the buildings will cook and need large, energy gussiling, air conditioners- and we now have to look at these monsterous parking lots and conventional buildings whenever we drive by !! the city "building" staff need to be replaced or at least educated on what eco friendly design is. such as running the lot sizes east and west so the long side of the building and roof face SOUTH so it can see the winter sun (thats where the glass windows should face) and a place for PV panels.

It's a really popular river to fish. If you could fish from a boat, it would be even more congested... plus, it's a big whitewater rafting river as well, so I don't think they want fisherman catching rafters.
