This would have been so much more enjoyable to watch if you had interviewed these two sisters at their lavender farm or at least included some footage. Very dry format and pretty boring to watch and honestly not much useful info on actually staring a lavender farm. Most of what I gleaned was that they had daddy invest 300k ans then alot of vague generalizations about the amount of work required. No real substance.

Great questions! Be careful about the structure and will depend on your situation (couples, partners). You need the right teams - realtor, property management, financing, accountant , lawyer and others. Do your home work on the market and costs and tax implications carefully.

Great Channel, the situation in Toronto right now - some buildings have 80% Short Term Airbnb in one-building, it is so so played out, that it is one large factor causing the housing crisis Toronto. Alot of short term renter landlord types are losing money and its worse than just renting it out. They think they can put mid class furniture and make it luxury. Its these "High efficiency" airbnb buying stuff from ikea; which everyone can do in 19:04 that causes everyone do this. and it devalues neighborhoods, fosters crime, and you get every type of possible traveler that end up devaluing the entire building. This is the worst way to learn how to do airbnb short term rentals and it is just causing havoc. Just look at the Toronto Housing market right now..... Lets just be honest, there are no experts out there, but there are alot of people out there that 'teach' this and end up ruining the market for everyone else there because everyone else is packed into this market space. Therefore the supply of Short term rentals is so great, that the demands are less and it seriously shrinks available rental inventory. The rental income is still by far a much better and safer business model. 90% of the airbnb-ers should not even be in the business, like this guy in the video. its a real crap shoot seeing so many short term rentals being put on the market with the 'high efficiency' bare minimum - expecting the cash maximum; while their 'investment' significantly loses value. many of Toronto's high rise that allow short term rental units are not assessed at a lower value. ie 300 Street West..20 stories of short term airbnb rentals.

Look at the Toronto Market now, 2024 February. Alot of people have had to walk away from their 100k 200k Deposit, they are selling assignments even as far as Western Canada. This game is seriously done in Toronto, now in Vancouver they have been steadily doing it but its game over too there. Calgary Alberta is probably the last place of the the greatest gold mine in Canada that has yet to see 10 Year assignments of 100 properties done.

Hi! Really enjoyed this episode. The creativity all of you exude speaks to me and is inspiring! Congratulations to each of you for creating the success you’ve achieved. Your hard work, perseverance, and dedication to teaching yourself is exemplary! I firmly believe that financial knowledge should be mandatory curriculum not only in high school, but in post secondary secondary education as well. Introducing basic financial knowledge in upper elementary grades would be a good idea too! (As a former teacher I was always shocked that elementary and high school kids couldn’t even make change! Money-related skills need to be taught as early as possible to create a knowledge base to build upon!) I often wonder how my life may have been different had I been given that knowledge and those tools when I was younger. I WISH I had discovered real estate investing when I was in my teens or early twenties!!! Life would have been so much easier now…. But…I’m here and learning now, so it’s onward and upward we go!! Watching today’s program, one question comes to mind- and I think a lot of people may have the same question- is in relation to ‘mid-term’ and ‘short-term rentals you speak about. My greatest concern is ‘What happens if you encounter ‘squatters’ ?? We’ve all seen the horror stories about people that won’t leave or pay the rent, and the thousands of dollars it costs owners to get them removed. Have you even run into this problem? How can you protect yourself? Is there an ironclad way to legally write up a rental agreement that will protect you against such situations? It seems that regardless of how well you vet potential renters, there’s always ‘that chance’….and if someone is counting on that revenue to make mortgage payments, it could wreak havoc on a person’s financial situation. I look forward to your input! Love your shows! Thank you for sharing your extensive knowledge and experience to help others learn! Patti

Watching this December 16 - boc rate is 4.25 , prime is 6.45 . Fixed rates 5 years is around 5.7. Lol . Nobody can predict the FUTURE. The best strategy is not to borrow too much. 2022 learning is real estate prices can drop despite 500,000 new immigrants and Low unemployment. The real estate in Canada is overvalued because of mortgage fraud happening in GTA and GVA. The regulators such as OSFI, FCAC , anti fraud department , federal goverment must bring in the policies on mortgage process which can prevent the mortgage fraud.

I’ve admired Anne Marie since she came to town here in Cobourg. I lived on Church st two doors from her first project. It was amazing. Then I followed her for the next one on Ontario st and again amazing transformation. Now for her third project I’m interested again to see her conversions to condos. She is very inspirational and brave. Thank you for your show and an opportunity to hear Anne Marie.

As a cottage owner, the problem with continuous renters even respectable renters is that the environment, lake, neighbours never get a break. Renters …it’s their vacation….they are able to be put boating all day/ night. Where as cottage owners are not out on the lake all day as you are busy maintaining the property. There really needs to be maximum amount of rental weeks per year …in order to keep our North and lakes clean and eco friendly.

Meeting Jacob completely ruined my life! He referred me to Chris DeSouza, a mortgage broker who told me about a land development investment. He completely lied and misrepresented about the safety of the investment. As a novice, I looked to a company with experience and connections. I’ve lost over $350k! Truly devastating!
