@@musslos8228 No we don't focus on section 8 real estate at this time since the majority of our users are newbie or early stage investors. They tend to focus on strategies with less overhead and regulation while still maintaining cash flow. However, our calculators are dynamic so you can tweak it to run the numbers on other deal strategies like section 8

When youre using propstream youre competing with tens of thousands of other investors. is there a way to scrape the data from the county when the notice of lis pendens is filed so you can be first to market to them ?

Great video! My only input for investors IS to consider inheriting tenants if the deal has high potential. When an amazing off market deal with a tenant presented itself it was the trade off. My property manager helped me to understand that once the property is acquired they will discuss with the tenant if the lease is to be renewed or terminated and it was my choice.

Hey Pablo thanks for watching! You can try using a proxy via Bright Data to have your IP location in the US. You can also use readily available APIs like Batch Data to get foreclosure data

Yes it applies to all areas in real estate if you ever find yourself needing to collect data. For example if you are a wholesaler you likely need to collect data for leads, cash buyers, or skip tracing. It’s more effective to use scraping to automate your processes than to do things manually. Bright data is the center of scraping

@@jerel2119 A lot of the use cases overlap. For example, realtors also look for leads where an individual is looking sell their home so for sale by owner leads are relevant in both cases If you are unsure where to start the best is first collecting leads and cash buyers manually. Then once you have a process down looking to automate it using web scraping.

Scrapeak has a waiting list for their pre-foreclosure scraper - www.scrapeak.com/preforeclosure-scraper/ You can use a readily available tool like Propstream or Batchleads too

Hello, I really enjoy watching your video. I just started managing my property and fired my property manager. I have not get full rental fee for any month. This is the first my rental property so I don't have any experience. I think I can mange it by myself. So here is my question. I will take over in the middle of the contract so WHAT do I have to do with the previous rental manger? how about the contact? Do I need to get new one from the current tenant? how about deposit? what kind of process need from the previous manger?
